end of tenancy cleans student accommodation

Working with many end of tenancy cleans we all know that it's coming up to a very busy time of the year especially student accommodation.

I know this question was probably asked many times before, still how you guys would charge estate agents with multiple properties? When we have approached them, i sort of got the sense that the price they after is in the region of £10.00 an hour. it really made me think because based on such price we wouldn't be making hardly any profit.

so my question is how low would you be prepared to go, taking into consideration that the student accommodation are not most pleasant jobs and not certainly not the easiest.

I never charge an hourly price just a fixed price   I find it to be more honest. I think my hourly fee works out at about £20 an hour inc materials.

hey jason,

thanks for your reply, i completelly forgot about your e-mail, will forward you the info you have asked for shortly.

well we have worked on those basis up until now, but since we have approached couple of agents i started to reconsider whether we should change our strategy ever so slightly just for this type of work.

hows things with you? have you managed to sort out the problems you had in previous year?

Hi dash,
We do students cleans all over Brighton and we have no problem in charging £20.00 per hour. We do of course pay 10% to the letting agent which gives us a net hourly rate of £18. We are approaching our busy time , though we are doing Eot cleans of between 3-5 per week at the moment. We have managed to secure a contract with a multi- national who deals with the top end of the rental Market and they are letting at an incredible rate ( who said there was a recession on).

Thanks Karl,

but i dont think we will be able to charge higher than £15 an hour and thats pushing it. i was thinking of just sticking to our fixed price system rather than do hourly charge. do you only use hourly rate strategy?

Also do you approach estate agents your self or they have contacted you? If you approach them your self, what methods do you use? I would be going in to speak to them face to face, which i believe will work best,wellit has worked for us so far, rather than calling or sending letters out.
