Well just completed my first EOT clean for an estate agent, dropped the keys back and handed him the invoice!! Now Im nervous! Im not sure if i over charged him, or under charged! and even if he will pay! Well Fingers crossed!!!

Did you agree the price with him up front?

When i went to the office to 'sell myself to him' then yes, either a set price for a set list of points to be cleaned or an hourly rate inclusive of materials

well if you tell us how much you charged him and for how long we may be able to help you and tell you wether we think its too much or not enough.

Agents can delay payments, thats why we get them to sign T & C

well the clean was on a four bed property, and included removing aload of rubbish from the shed and gardens. and install new bulbs here and there and batterys etc.

total labour was £240.00 @ 15 per hour (inclusive of products used etc and removing rubbish)

Then after adding price of bulbs and battery etc total bill was £257.93

any thoughts???

Thats very close to what we would charge, so no you havent under/overcharged him, well that what i think, but some other people here may not agree

Thanks for your input dash! i think its just that im a new starter on my own, although was a grunt in the trade for several years, but only ever recieved a pay packet and had no part in the pricing aspect, so its all still new to me! you must remember first job jitters when you started up!!!

What area are you in and did that include cleaning the carpets?

Im based in Hereford, and no it didnt include cleaning the carpets, was i miles over/below in your opinion??

yeah i remember first job we did, i would have made more money if i stayed at home, lol but you learn from your mistakes and thats the main thing.

Price sounds ok, but depends really how much 'rubbish' you moved (ive seen sheds ramed to the roof with junk and property with bags upon bags of rubbish), how dirty the property was, furnished or not etc.

You say you didnt inc carpets, though did you inc oven clean, outside windows??

If you havent already, get trained up and get the correct equipment for carpet cleaning. Please dont go down the 'cheapo' route and use diy hire equipment-big no no and can be disatarous (and also give your business a bad name). Alternativley you could sub the carpet work out and take a cut, at least untill your ready for it.

alright j, is it me or are there alot of jason's on here!!! Rubbish to be honest wasnt that bad, old paddling pool which stank of stagnant water was the wrost part!! The property was unfurnished, and yeah i did the inside of the oven!

With regards to carpet cleaning i sub it out to a local guy who only does carpet cleaning and he subs me general cleaning and maintenance jobs, work quite well so far!!!

Oh Bugger! Had email from the LA this afternoon with a few points highlighted that were missed!

Sent him a very grovelly reply saying i will attend the property tomorrow to rectify any faults! Hopefully wont loose the contract before i really get started!

Especially as i have another three to do for them i was given this morning!!!

God i feel such a plank!

Relax, relax, with EOT's call backs are part of the territory.

Sometimes you do everything right but the worse the property the more things you can miss and also the LA doesn't see everything first time and they do a more thorogh check after or the inventory clerk goes in and see's different things than what were asked for.

Don't panic, be professional, apologise of course and just go get it sorted.

There was some dirt found in the cupboard under the sink, some black marks remaining on the inside of the oven door, some brown residue on the seal of the door, and some candle wax on the fireplace where it had run under shelf!

Black marks under the sink may not come out, that area gets battered and is a prime place for insects (dark, damp and with water present) take a metal scourer.

Oven sounds like some carbon remains, for the seal take a toothbrush.

Candle wax will come off but may leave a stain, depending on what colour the candle was and if the shelf is porous.

we always pride ourselves on getting it all right first time so when we had our first callback from an la to say we missed something i also pooped bricks but when that happens we add the item missed onto our post cln checklist so we dont miss next time happens rarely now but nobody's perfect : ) also we say to la's we always welcome feedback on cleans and have guarantee that we will sort issues in 24 hrs or less.
your price seems good its about the same as we charge for eot's tho i had one once was a studio flat took 17 hours to clear and clean!!!!
