it does not say "advertised elsewhere buyer has the right to withdraw" the winner has entered into a legal contract with the seller so may be able to seek compensation

I was reading through some of his feedback and ebay, he bought a Ebook on how to start your own carpet cleaning business. Maybe you should of the bought the how to sell your window cleaning business first.

I still dont get how he insists he won't sell for less than £30,000 when there is no reserve price  ??? ??? ???

If someone offers max £2,000, then he has to sell surely!

leagaly, an auction is a contract between the seller and the winning bidder.  he has offered it for auction so when the winning bid is not honoured he is breaking the contract. therefore the winner can seek compansation for this. you are not meant to withdraw the item either, even if you do put a disclaimer once the auction is underway you cannot remove it.

This is absolutely hilarious to read I couldn't have thought of a better response to selling my work!  Yes I am a JW and my yes most certainly means Yes.  Yes I won't sell work this good for less than the £30k and Yes I will be most definitely be ending the auction early regardless of what price it is up too. (unless it's £40k!!!) ;D ;D

I specifically have laid down my terms in the description of the price and to phone me if interested.  I am showing two buyers round next week and I anticipate it will be on a first to see will buy basis.  But thanks for all the input it's been priceless!!! ;D ;D

Im going to take it all onboard and sell my work for 10k instead of 30k and accept the fact that Im an idiot and you are all genius! LOL

i am not a genius and have no interest in how much you want or get for your round, but i suggest you read ebays rules and terms of contract. as i stated if you end early or do not honour the winning bid you are breaking a legal contract. if i was the winner then i would be claiming compensation for breach of contract. just offering advice but obviously you feel you dont need any from us cheapo window cleaners

from the ebay terms:
Ending a listing early for the following reasons is prohibited as it is considered fee avoidance:
Cancelling bids and ending a listing early because the reserve price hasn't been met to avoid reserve fees. See Reserve Price Policy.
    *
Cancelling bids and ending a listing early in order to sell the item off-eBay. You should be aware that as well as avoiding fees, you risk fraud by selling items off the eBay website. If a member writes to you to ask you to sell away from the eBay website, please report them to us..

no but one thing i am not is a smug geezer who wont listen to advice from others,

Yep,

I`m with Glen on this (Well the bold bit anyway)lol!

The other thing they used to do was have the auction, & have 2 mates snap it up at the last minute, if things looked like they were not heading to the right amount, & presumably make out the transaction was carried out outside of ebay, & cut their losses. :)
