leaking windows
« on: June 23, 2005, 05:55:46 pm »
Hi
Been WFP for 4 months, after a rocky start with spots & runs i am now starting to enjoy window cleaning as a full time job, hard work, but think im in it for the long term. But i do have one problem,i have started to encounter a few houses where water leaks behind the seal on some double glazed windows,in this heat it leaves condensation between the panes of glass,is this problem worse in hot weather,i seem to have more leaks than i did a few weeks ago,or am i simply useing too much water and maybe i should turn the flow down a bit more.Any advice lads,im starting to get a bit paranoid about leaking windows.

i can't say i've come across leaky windows yet, or at least no-ones complained of it.
are you sure the condensation is not already there prior to your cleaning?

Hi Rugby - I used to make and fit these windows and would bet heavy that they are already 'blown' before you start cleaning - the glass units are sealed before they go into the frame - the trim on the frame is for keeping the whole thing tidy - and any little water that gets past, can flow out through the drainage -  even if your water was getting past the seal, so too would the rain water
the failure is in the manufacture - not your problem mate :)

Thanks for repling lads.  some of the windows that are leaking are older double glazed units, and i can belive that time and weather has simply taken their toll on them, but one house does worry me,it has a large bay window, looks expensive and very new,and yet they looked ok before i wfp them.but before i leave a job i always have a little look around all the windows just to make sure everything ok,and almost panicked when i could see the odd spot of water between the panes, and then they started to condense up,6 panes in all.The owner of the house didnt notice before i left, but when i go back to do them in 4 weeks it should be interesting.
