if ur being serious you need to know the market - cover the start up costs ie Iso Standardised then the health and safety policies then office equipment then any further money you borrow against the contracts sounds easy but it aint - iv got a business partner whos been in the game for 15 years which is invaluable

You need to know the trades but like all business i was looking at the key is to harness the workforces skills and make them count - People management and deligation thats all you need. Duncan Bannatyne had care homes but he wasnt a nurse or care worker
Any business is a business at the end of the day as long as the numbers add up and you make a profit and enjoy the job its successful

My brother - in - law is a long standing builder. I'm sure if he and I pooled our finances we could be off to a flying start.

And I bet you could still do your window cleaning round, go too meetings, canvass, and also post on here during the day too. Go for it mate I mean the building industry isnt suffering during these financial times, and I bet youll be the biggest construction company with a awesome name for itself within 12 Months, I mean those companys with 60 years experience will be cacking themselves  ;D

plumbers
plasterers
painters
structural engineers
Quantity surveyors
architects
design managers
cdm co-ordinators
land surveyors
construction managers
site managers
 etc.... they are all subcontracted.
We are lucky we have some good contacts but we are aiming to be competing with the like of willmott dixon and Interserve by late 2010.

We are also developing land with a few sites being viewed next month...
We own 6acres of greenbelt already but the design stage wont be in progress until november

Personally i think your just a construction employe and when delivering the tea to your boss you hear his conversation and report back here, then off you trott on a saturday doing your windows, Ive read a lot of b******s posted on this forum by people but your storys just get worse and worse, I can only tell a person from what they write on here but you come across as the biggets joke on here. :-*

We will be competing on tenders not turnover ...
These companies have borrowed money to keep themselves afloat in the recession so there overheads are higher so there tender prices are high too.

Our overheads are low so we can compete on these jobs just as easily with lower tender prices. The major contractors are too big for us to compete on turnover for the next 20years or so lmao

My business partner has done this work for 15 years working on jobs valued over 34m so with that experience already on board he has brought all his contacts etc so filling these roles with the cream of the crop who have been made redundant will put our company even though new to the market very experienced.

We would be more interested in Brownfield sites in our area because Greenbelt have no immediate plans in our foreseeable future. We allready have an eye on some very lucrative areas in our region. Early days but I'm sure my brother-in-law and I could forge a partership between us. He's 64 and has a wealth of local knowledge. I'm wondering if we would need a proper office or could we work from his spare room?

This is also why im selling - One day il be in the office or in meetings then next il be freezing my arse off hanging off a ladder dodging the rain. Im in business because its fun thats it. Ive found another business i can build and one with alot of potential as we climb out of the recession so im going for it

We only own the land through family... We have outlining permission but greenbelt needs alot of applications for planning. As land is tight now in inner cities greenbelt is being built on more often. Best to but land on the outskirts as towns expand out.

Offices- Im working out of my office at home at the minute but once we are going we are using offices at the local chamber of commerce which have all the facilities for £110 a month. They put the price up steadily for 2 years then kick you out ...

If your just developing property it doesnt matter ...
If your working for blue chip clients get an office to present a proffessional image
