Vinyl Asbestos Floor Tiles & Ashpalt
« on: August 05, 2009, 04:05:39 pm »
Hi,

This might be a strange question but here goes.

We have just taken on a contract with a local housing authority to sparkle clean recently vacated properties.

One major problem is that they have placed both time and budget contraints on us for each job completion.

Our biggest challenge at the moment are the tiled floors which in most cases are vinyl asbestos or ashpalt, which somehow we have to polish.

Bearing in mind the time and budget restrictions, does anyone know of a simple mop and shine solution (ideally water dilutable), without having to strip or seal the floor.

I know that this is probably not the correct way to do things but we are just starting out and are really struggling for the correct solution.

Any advice would be greatly appreciated.

Hi
i dont know a quick solution to cleaning them sorry, but i would like to warn you, that by law any property that contains any asbestos material,it is the responsibility of the owner or landlord to inform you in writing of this, with the spec of the asbestos contant within the tiles or whatever your about to work on.

If you have a look here,it'll give you a pretty good idea on what i mean
http://www.asbestossurveyingltd.co.uk/legal.htm
The reason i thought i'd point this out is i once cleaned a asbestos slate roof and without doing a bit of homework, the method i was gonna used would have seen me getting in a lot of trouble with enviroment people big time, plus the cost of a new roof :o

I'm not in any trying to put any frightens on you,cos your be pretty dam safe just mopping them over as long as you dont go smashing them to bits, lol

If you do find the solution,be interesting to know how you got on

Good luck

For much of the past hundred years, asbestos has been used with alarming frequency in innumerable construction, industrial and commercial applications. Asbestos commonly found its way into homes and workplaces during construction, when asbestos-containing vinyl floor tiles were used to conceal raw cement floors. Vinyl floor tiles containing asbestos were in vogue with developers, construction teams and contractors for many years. In fact, until the 1970s asbestos vinyl floor tiles were the No. 1 choice of developers and contractors for the construction of new homes because their price per unit was low, they were readily available, and conducted heat poorly, making them ideal insulators. As a result of the popularity of asbestos material, homes built before the 1970s are likely to contain these vinyl floor tiles, many of which contain dangerous asbestos fibers. Many commercial and industrial buildings, along with residential properties, may still harbor these dangerous asbestos-tainted tiles.

The manufacturers of these vinyl asbestos floor tiles have placed the public at risk of developing serious asbestos-related illnesses. Even if these tiles were installed in the home many years or decades ago, they still pose an exposure threat. Today, many high schools and higher-education institutions still harbor asbestos floor tiles, oftentimes beneath a thin layer of carpeting. As long as no tiles have been broken or uprooted, the asbestos contained beneath the vinyl is not likely an immediate health threat.

However, with heavy foot traffic and time, vinyl floor tiles may wear or break down, in which case asbestos fibers or particles may be released into the air. Sanding, buffing, and removal of these tiles can cause the same dangerous results. Only a professional licensed to handle asbestos should attempt to remove dangerous asbestos tiles from your home or workplace. Exposure to the airborne asbestos particles can cause serious illness. If you have ever worked installing vinyl floor tiles, own a home built before 1970, or have a child who attends an asbestos-contaminated school, you and your family may have been exposed to asbestos.

Asbestos causes a number of serious medical conditions and illnesses, including the cancer mesothelioma, as well as other, non-cancerous diseases. Mesothelioma and other asbestos-related illnesses are dangerous or fatal, and they may take many years or decades before presenting visible symptoms. If you have developed mesothelioma or another asbestos-related illness as the result of exposure to vinyl floor tiles and would like to learn more, please fill out the form on this page to receive an informative packet in the mail.

I cannot think what they might look like as a flooring material.

I cleaned some asbestos roof tiles at the beginning of the year. You need to be qualified to touch asbestos. Seek advice and go on their say.

hi there

as long as the tiles have not crumbled, and ae still firmly fixed to the subfloor, then you are only cleaning them as per any hard floor operation.

the carefree range of products, stripper, sealer and floor maintainer are whet you need to use, hand mop application.

so clean the floor with the stripper to remove any exisitng floor polish, then apply the polish again by mop.

if however the floors are crumbling and loose on the floor, then you need to go down the dangerous asbestos route as previously described by others here.

martin

I have just googled Vinyl asbestos flooring photos and I am amazed that the particular tiles in question are what they are.

I have seen these tiles everywhere and never realised that they had asbestos in them. I regularly see them ripped out, in skips on the side of the road.

Hi chaps and chapeses
i didnt want to start off any alarms just wanted to point out a fact,i also just want to point my warning about any asbestos related materials and any work you may have to do to it.

As for the cleaning of the tiles, just asked next door neighbours both in their 70's house was built in the 30's,jean was born there, and yes its an old looking tiled floor,it looks gleaming.

Oi Jean, what you use to clean the kitchen floor, bit of flash she said, she then said i use to use ajax powder but tescos dont do it now.

Doe's the old girl know summit :-\

Thanks for all the feedback.

It took me ages to find out that they were asbestos but apparantly they are safe providing that they are not damaged, although I will head the safety advice posted.

I suppose I am just looking for a quick mop it and leave it solution to make them shine because to be quite honest there is not enough money in each job to warrant stripping and sealing but it gets us a foot on the ladder if we can crack this one.

Thanks

Can I just reinforce the warnings about asbestos and add the thought that you should always actively be on the lookout for it.      Remeber what happened to Woolworths and their contractors.
I spent part of yesterday looking at the asbestos lesions on the most recent catscan of my lungs, so feel qualified to make this warning.
