flood in laminate floor room.

been try ing to get in with this estate agents for months, got a call today, "we've had a flood in one of our rental properties" thought nows my chance to show them what i can do, then she said, its a laminate floor. pretty sure theres nothing i can do apart from rip the floor up and then extract and i aint doing that. so looks like i'm not gonna get my chance to impress, other than not charging to have a look, which i'm doing in the morning. be nice to be able to tell them what they need to do. anyone help me out?

Derek,
Your right all you can do is rip up the laminate, get it dried out and replace, the laminate will have swolen with the water.

Strip out laminate & underlay.

Dispose offsite.

Sanitise/deoderise.

Dryout slab (dehum/airmover)

Replace laminate when dry.

Don't lay new laminate until slab has dried sufficiently or laminate could take moisture and split.

If you don't have a damp meter, for floor, tape down  piece of rubble sack 12 inches square all four side, leave for 24 hours, and check if moisture is present on plastic, if so  humidity is too high, repeat until all clear.

Check other rooms to see if any other flooring is affected, and walls as water quicly moves up plasterwork, behind wallpaper.

Derek,

Why dont you want to rip up the laminate flooring & or dry out?  This is your big chance to get in with this client.  Its not a hrd job to rip out & dry out.  Make sure you wear suitable gloves as laminate flooring can be very sharp when ripping out.  Do yourself a favour.....get your hands dirty.....get inthere & do the job.   It will lead to other work for sure.

as i suspected then :'(

i'll advise as what catman suggested if appropriate.
no doubt they'll claim off insurance which probably means the insurance company will deal with it and get there guys in but at least i get to convesre with the estate agents, i won't be charging for inspection so should gain a few brownie points.
