Builders Cleans

Hi

If i want to start Builders cleans, where do i start???? who do i contact, how much do you charge etc?

Hi Chloe,

Builders cleans... mmmm well if thats what you want to do go for it. It tight margins, they always ask for more than what you quoted. sO BE PREPARED for extras.

You will also be working along side other trades, like sparkys, builders, surveyors... they will all get in the way and you will find that you will clean several rooms more than once. So you have to be flexible.

Just advertise that you do builders cleans, you need insurance and PL insurance.

Best to telephone the large companies and ask to speak to the managers that deal with the builder cleans for hiring you.

Also another big issue cash flow... they will pay you but it will probably be 90 days if not more.... you will be agreeing to there T&Cs really and not yours. But you can try to get them to sign yours.

At the end of the clean they will ask for you team 1 or 2 to be another day on site, that you never quoted for. As this is hand over day. Where they go round snagging and you clean up after the finishing trades and just clean requested areas or again special requests.

look for building sites what are in the final stages look for painters / carpet fitters until you build up a regular client base  the easiest way to get a foot in the door is talking to the site managers a nice pair of legs and big boobies will get you a long way im a site manager and this always works with me  the least you will get is the opportunity to quote--good pr is needed a lot of the major players require you to be on their approved contractor list which is often hard work also your staff will  have to be cscs holders then you need risk assesments methods statements etc etc if you are considering this go for the smaller builders remember it will often be 6-8 weeks before you get paid if your lucky  -there is good money in builders cleans its not hard securing the work but hard getting your money on time-contracts are usually cleaned to early prior to snagging especially with residential work many companies make their money on additional sparkles etc

start small and dont  get in to deep with anyone builder companies are going down every week

watch what contractors you work for some have a bad reputation for paying
