dirty runs in windows

i've just cleaned an 8yrs old building that has never had it's windows cleaned before, i use wfp and after 2 cleans am still getting runs of dirt from the rubber in the frames, these are high up and cant be done trad . any advice please. ps i'm a newbie so the answer might be obvious to others but not me !     
dont look who's to blame, look how to fix it. anon

This is a difficult question you have posted.

The only thing I would try is to clean the frames thoroughly and rinse the same.
Go all around the upstairs window frames before atempting to do anything else.

When the frames are not showing signs of dripping go around and do the pains taking care not to touch the frames. Again rinse thoroughly.

Once all the windows have been done go around again and rinse taking care not to touch the top rubber.

It is a pain and may not work but I have found this to be a pritty successful.
