Help - potential problem

Did an eot at the weekend.

There were a large number of filtration (?) marks where the fitters spikes had gone through the carpet as well as marks where floorboards not fitted correctly.

Agreed with the tennant to clean the carpets but not to try and get rid of these marks which were clearly not her doing.

What I hadnt realised was that in cleaning the I would drag more soiling up through these various holes; making the carpet look a lot worse as a whole.

Has anyone come across this problem before?

I need to speak to the letting agent later and if I can explain the problem properly think we will be ok.

It does happen if their is no underlay on the carpets and was its on raised floor boards, i wont touch carpets without underlay though because of problems like this. Did you Pre Vac first to try and move the soil.

What did you clean it with?

Anyway how is it going for you at the moment, Business has been good considering the market at the moment.

Yep It happens..pre spray Ultrapac R agitate dwell 10 mins, that will sort it

Things are generallly good at the mo. Carpets wise its mainly from eot cleans but we havent seen any downturn at all.....yet.

I cleaned with pre spray gold and fabric and fibre and had given it a good vac beforehand.

The reason I hadnt gone down the route of ultrapc in the first place was that I didnt think this was down to the tennant.

In any case wouldnt I still have the problem if there is no underlay of soilign coming through?

Yes, but not on a large scale. Ultrapac is good and should improve things.

Do you fancy meeting up  because I have just bid on a contract that i wont be able to do on my own and as you are so local it maybe good for both of us.

Yeah nice one - early this week is no good for me but if I email you my number give me a call from weds onwards and we can go for a cup of tea or something ;D

On this problem then - how will the ultrapac stop any further soiling being pullled up by the vacs?

Really shouldnt the landlord get the problem solved by taking the carpet up for a long term solution as this will just happen again wont it?

If its dirt in the carpet then cleaning should improve it, but if the carpet is wrecked in your mind you should just advise the Landlord that it needs replacing. Very difficult without seeing it. 

Thursday or Friday is good for me.
