visiting prospective clients - construction

how important is glossy printed literature and could anybody out there provide advice as to what sort of literature I would need to present to prospective commercial clients please? Presumably 'price lists' are not workable in this type of set up as rates would be negotiated.? I will be visiting prospective customers at showhome sites etc and wondered if it is necessary to spend a small fortune on literature or whether clearly presented leaflets run off the pc will suffice!

I would be grateful for any advice regarding the above. Thank you

hi there,

depending on the size of the building company you are visiting, but the household names, ie the top 10, the sites and showhomes have very little influence in who workd either on site or in the showhome.  Most are dealt with through tender, at either regional or head office level.  even down to the showhome window cleaning, and you may also want to bear in mind that you may also being looking to create a relationship with two different departments, both the construction department and the sales department, as both have differing responsibilities at site level.

i was in office contract cleaning for about 5 years, then a friend of mine introduced me to a corporate property services company, who have board room level links with top ten house builders, and other links with approx 50 other developers.

At the present time we are concentrating with in 70 ,miles radius of cambridgeshire.  this first year of business will see a turnover in region 150K, year 2 indicators show 300k.  and a fleet of probably 5 vans.  we also do other specialist work like factory unit ceiling cleans 50,000 sq ft as an example.

i know at least three other build clean companies that have turnover either in or around these levels. and all achieved in a short space of time.

what you must be ready for, is that the builder will require x number of plots cleaned ready on a cetain date.  therefore the trick is your staffing.  the week before xmas we handed over somewhere in the region of 24 plots.

We are in the future planning to expand our area of operations through the introduction of a pseudo franchise, but at the moment that isnt ready.

i donk know if that helps,but what you need to aware of is that the one man band build cleaning company doesnt really exist, as the customer dictates,and they only want one company on site.  therefore you need to be able to supply, then that site manager will speak to another and so on.

we have picked up a lot recently where the original tender winning company has been throwm off site, for several reasons (1) not adhereing to haelth and safety (2) not turning up to do the work.

Hi Martin

Thank you for your reply. The company we subcontract for have given me lots of last minute sparkle/pre-occ cleans in a short space of time. Like the guys before you, the cleaners before us were thrown off site. Our cleaning skills have been faultless and we have been thorough & reliable, not missing a days work since we started on this contract 11 months ago (& the guy we sub-contract for knows it!!).

I have a team of reliable staff that I can call upon and rely on too and whatever has been thrown at us so far including extremely tight deadlines, we have always managed get the work done and always to an extremely high standard!

The person who owns the cleaning company I am sub-contracting for is based approx. 3 hours drive away and has managed to continue to provide this service without having needed to visit these premises (so it has been particularily hassle free for this person who actually hasn't met me or my team in person, although we communicate by telephone when necessary!) The sales consultants there are particularily difficult to please (as I think are most!) and as hard as they have tried have found nothing to complain about (not face to face anyway!!)

I am also running a domestic business targeted at executive homeowners in a high income bracket  requiring extremely high standards!

Perhaps you might bear me in mind should your expansion towards the south-east take-off. Good Luck and could your friend share some of his corporate connections with me!

the friend is now my business partner aswell, an astute move on both out parts as, as you can imagine the potential for this and the commercial premises- refurbing work is endless.  We have our business plan in place and things look pretty good at the moment, to achieve the targets that we have set.
