Quoting for communal areas.....

I am working on a very large quotation for a 27 storey and 12 storey building joined together in london, with around 300 appartments total in both  ::)
However, the communal areas are giving me a headache.

In the past, when quoting for flats, we only had 2 / 3 flights of stairs with small landings to worry about. Pricing was not really an issue.

But with the above quote..... how do i go around pricing this baby up? The landings go along huge corridoors containing around 12 - 17 appartments on each floor, plus two sets of stairs.....

Do I price these up with a similar formula to doing the appartments?
Should I charge a lot of money? Or should I charge lower down the scale to just cover costs and staffing?
Have had a lot of suggestions thrown around at the office, so i thought i would throw it open to you guys.

Looking forward to hearing your thoughts on this......

hi there,

are you quoting to clean all the internals of the appts or just the communal areas on their own.??

secondly who is paying the bill, are the appt owners paying a monthly service charge?

thirdly what is the currrent condition of the communal areas~?  i have known some that are an absolute glory to clean, well maintained, and the occupiers have a pride in their properties,  others, you are fighting a loosing battle trying to keep clean. if you get where i am coming from.

one thing is for certain, you can make a tidy profit from this type of work, so i wouldnt price cheaply at all.

 ::) It`s quite simple really....

You already do communal area work therefore you must have some sort of formula for your pricing.

Work out the multiplication and bob`s your uncle.

If you undervalue yourself by reducing the price then more fool you.....

If they ask "..is this your best price?.."  just say NO..  £5k more is MY best price but I have quoted a best price for YOU..

Sorry, have missed out an important piece of information... :-[

The appartment building is being built as we speak, and we have quoted for the builders clean, sparkle clean, and also provisionally a final clean if needed.
This is for all the appartments and the communal areas.

I said it was giving me a headache. ???

Appologise for misleading all you lovely people out there and thanx too for the replies already recieved. Will take them into consideration as i would like the weekly communal cleaning aswell.

hi there,

well that changes things doesnt it,

we had over twelve two bed appts on the 23 december with another 24 to go.

the question is have you done builders cleans before?

so, size of appt important.,

also are you looking at two clean ie build and sparkle or 3, build reclean then sparkle.

re core units, floor finishing very important.

build schedule on this will be important, if they are building so many, you can bet that phases legal completions will be at qtr end. 

also if investment buyers are in, then a group of twenty need to be finished on the same day.

one of our specialities is build cleans you see, and we have seen all of the above.

i would want to see all plans, build schedule, and specs before pricing.  also you will need to asceertain that the firast window clean, will be as the scaffold comes down a rise at a time, so that you can get at it properly.  therefore you need to allow for people, possibly extra site attendances to do this.
