Help!! How much and how long

OK, this is my first request to price some work for a Property Management Company. Only been working on domestic property so just feeling my way on this sort of stuff.

This is the first one, a block of 12 Apts. Location Darwen, Nr Blackburn Lancs about 30 mins traveling round trip. Access is very easy but it does have the guards on the french door balconies. (I do a few like this but these seem to be very awkward any advice to deal with these would be good)

Forgot to ask how often they wanted them cleaning. 61 windows in total and entrance door.

Remember this is Up North were we still have cobbled streets, wear flat caps and eat black puddings and tripe cos it's all we can afford ;D

This one very local to where I already work Thought around £30- £35 for this.

65/70 quid never done the patios with the guards on so id miss those..

the first one i would say about £50 if done regular and the second one about £20 , i live in blackburn but have abandoned the flat cap.
better to remain silent and be thought a fool than to speak out and remove any doubt

1. Monthly £1 a window, a bit more for the french doors, £10 for travelling say £70 less a discount for quantity - back to £60. (Neat - £5 per flat) Time 1 hr 30m plus travel.

Two-monthly - £70 - 1hr 40
Quarterly - £90 - 2hrs

2. Monthly - £25 plus travel  30 mins
Two monthly - £30 - 35 mins
Quarterly - £35  - 40/45 mins

Be flexible tho' but don't bend over backwards!

Now - invoicing - Get a contact name in accounts and a phone number - tell'em nicely  you can't wait forever for your money - will they pay upon invoice? - more likely on 30 days or end of month following (eg you invoice during March they pay end of April - if so do the work and invoice it at the end of the month.)

Never clean a second time until you've been paid for the first (unless they go monthly in which case do not clean if it goes 7 days beyond agreed terms!)

Hi ya Wayne, gd to see ya on here.

Those metal grills on the patio doors...i got some of those on some flats that i do and my brush fits between them!!  and i use  a sill brush.

Turn it sideways and it fits through   ;)

Have you confirmed with the Management Company that it is all the windows that want cleaning, because I was called out to do a similiar quote last week and was led to believe it was 2 blocks of flats but when I met there representative on site it turned out it was only the communial areas that was to be cleaned (2 doors & 3 windows) and she even had the cheek to give me a printed A4 sheet telling me how to clean windows.

I hope it is the lot, just dont want you to get as excited as I was if its not

I don't think I was far off with the pricing I had in mind. I'm lucky in that the person who owns the Management Company is a customer on my domestic round and has already given me domestic recommendations in which I have picked up, so obviously he is happy with my work.

The first property already have a WC but the residents are complaining. The second property needs a good clean as it doesn't have a WC and hasn't been cleaned since it was built.

I'm going to go with £80 1st Apts and £30 second Apts 4 weekly may negotiate £100 for both if he raises his eyebrows.

Still a bit concerned about the railings. I do a few like this and use a couple of techniques to clean them but these looked very narrow openings and are not accessible from underneath. ( Just wondering if this is where the complaints are coming from)

I still have a sill brush don't use it much. I may be able to get the brush through on it's side but because the gaps are so narrow the problem will be when you pull the brush back out the bristles will catch on the bars and probably splash dirt back towards the glass. Only trying it will tell I suppose. Speak soon mate.

the top pictures look the same as what i picked up today at £80 per block took me just over a hour per block .

juilet balconys are fairly straight foreward once you get the knack. wash down as far as you can reach below the top of the rails then twist your brush through the bars and step sideways to get an angle and wash the rest. sometimes you are lucky and get it all with one hit, sometimes you have to put it through twice per door

And just for good measure once you've done a railed balcony go back to the top let it rinse down

Why quote cheaper for vat registered? I would have thought it wouldn't make a difference since they can claim the vat back. I am not vat registered though so maybe there is a benefit I am unaware of.

Why should a vat registered guy work cheaper than a none vat ?

The vat is not yours its for the government, the reclaims in window cleaning are very low so you need just as much.

Thinking about it i would go £110 + vat on the first property.

I think you would get it at that. Who else is going to do it, maybe a more experienced wfp guy.

sorry guys  it was just a quick suggestion.  I wouldn't quote any cheaper for VAT registered, keep it the same price.

I would charge £130 for the 1st building cos you got to get the BIG pole out/time and travel, £40 for the 2nd building.
