You have just tendered for a very large office over three floors! a total cleanable area of 2200 square metres! :o

The Client wants the carpets cleaned quarterly! ;D

The carpets are the standard contract carpet tiles, low profile, rubber backed and mid blue in colour. :)

Every floor has a coffee machine and their is some spillages, nothing major just the usual everyday type of soiling. Gum removal is also required and not much present. 8)

All furniture is not to be moved only desk chairs and all carpets that are visible to be cleaned, including under desks.
 Each floor to be cleaned on a rotational basis, i.e floor 1 the first week, floor 2 the second week and floor 3 the third week and all quarterly.

I would appreaciate it if everyone who reads this could complete the poll


Carpets are in reasonable condidtion and remember this is a quarterly cleaning contract, so please be as honest as possible with the poll.

Hi Scott

I'm familiar with the type of scenario you've outlined above, and I've replied in the £1.50+ box. In reality, I would probably work a little differently to your schedule.

Without viewing the premises, my normal program would be as follows. Firstly, my initial clean would probably be about £2.60 to £3.00 M 2. After that it's on a maintenance program. 3 and 9 months: entrance, stairways, lifts, traffic lanes, rest areas and spillages only. 6 and 12 months as per your plan. I would use Dry Fusion with a 3 man team.

Are you being inquisitive as to what others are charging or are you seriously into this marketplace? If you are serious, then you are probably asking the wrong people here. Most of this type of work is carried out by the larger companies/contract cleaners. Using the Dry Fusion System, it's possible to charge as low as £0.60p M2 for this sort of work. I'd be able to earn a living at that sort of rate, but only a little profit, so I wouldn't be interested.

Hi Ken,

I am being inquisitve to this and in reality i run a very successful Carpet & Upholstery cleaning company.

The inquisitive area being that i have never undertook this type of work for the reasons you mention, i.e little profit and their was a time when it was just me running the sole operation so i did not need to take on work like this.

Reality is that i have expanded my business over the past 12 months and now employ 2 full time and 2 part time staff so in this sense business is business and i have been given the opportunity to tender for this contract, that is the reason for the poll as my usual sq mtre costs are around £2.10 to £3.50 sq mtre + vat.

Thank you for your info on this as it does help when diversifying into unchartered land.

Thanks for the insight it’s very coincidental, as I have today received a letter asking if I would quote for cleaning the carpeting in two blocks in WC2 what this means I don’t know as I only do this agents letting side.

As Scott remarked I’m also going into uncharted territory here yes I have and done one off cleans in this type of environment always with HWE a right pain some times!

On the initial clean what cleaning system did you use pain or not? This is not a trick question as I think I have made my self-clear that I’m looking into the LM systems, also if I may be so bold when I measure up I did not discount areas that I could not clean like under filling cabinets etc. Do you?

With regards to £0.60sqm I over heard one on the very big boys saying they charge £0.38sqm, following day had a hearing test waist of money as a college confirmed it.

Dry Fusion everytime. The initial clean will usually require more time and more consumables, hence the higher charge. Can't comment on other systems. I would not normally discount for fixtures and fittings but, at the same time, with my regular clients, at my discretion, if they have a furniture move around, I would not normally charge to go and "blend in" as a one off.

Incidently, tomorrow afternoon, I have 200ishM2 of unoccupied office low profile to clean. Haven't seen the job, don't know the people, don't know what to expect. I'm charging about £2.60M dependant. Shouldn't be a problem being paid as I was recommended by the company accountant. My Ex.???

0.38p per sq metre, that works out at £836.00 split between three Saturdays ::) :( :( >:(

how can someone honestly make money in that? Say you staff at a minimum of 2 ops and one runner, 9 hours each @ £8.50 per hour over three shifts for the Carpet Cleaning Operatives and £6.00 per hour for the runner over the three shifts £162.00


Gives you a wage bill of £621.00, then the chemicals, say 50lts solution at for arguments sake £12.00 per 5 ltr =£120.00. A new total of £741.00.

Take all this into account with your time spent viewing the areas and time spent submitting the tender and all for a company profit of £95.00 before you take the latter into consideration and also along with insurances, travel costs and depreaciation! WHAT PROFIT?? >:( >:( >:(

My charge would be around £2860.00+vat fully inclusive per clean for all areas? ;)

What would any you forum members charge for this??
