Builders Clean of Flats

Hi all
have been asked to quote a builders clean on a 6 story high flat new build
there are 2 flats to every level so 12 flats in all.
How much would you charge for this kinda of work as they will want the stair wells leading up each level cleaned also.
Any help welcomed.

there 2 bed flats very expensive as well.
am nt sure wot the square foot is.
I was thinking of around £230 per flat???

build clean about 150 tops

sparkle 80 ish again tops

Martin is about right with those prices.
Perhaps another £150 for the communal area.

Nobody can advise you accurately on pricing without a survey, but I assume you have seen the flats and communal areas?

I price by estmating the time per cleaner hour and times that by £15. Then add 30% to it for unforseens. I am usually not far wrong. Then give the developer just the total price. If the job is completed quicker than your estimate - great!

they want all the inside windows done 2
 i thought £ 150 was bit cheap.....u think £230 is to high then....

You'll take this the wrong way (and i dont want you to) BUT you only ever post here to ask the same thing ('How Much') and the answers you always get are always the same......

This time J Deans even went so far as to give you a formula to work with. There are some very useful replies here and indeed on your previous messages. I'm not being unkind but everyone in yours and my position has had to do the same which is to try and work out what the going-rate is and work from there........dont forget that 'local' issues will affect the price too, its not the same up and down the country, so asking what to charge on a forum may not be an accurate method of setting your prices......as always you need to suss out what the competition charges and also work out the minimum you are prepared to do the job for.

Surely Martins guide price of £150 for builders and £80 for a sparkle does come to £230 per flat???????

Just a thought that was all.........


Besides. at the end of the day, we are all here to make money, and if we are charging £100 for a job and someone else can charge or get the same work for £200.........then good for them.
No need for people to say they have priced a job up wrong because they cant charge the same!!!!!

It all depends on where you are, and what state these are in, I would want at least £250 + vat per flat, allow 10 hours per flat. cant see the point in doing it for any less. Phil

If you can comand £25 p/hour for build cleaning in your area - good on ya!
And I think 10 hours for a flat is a bit slow going.
I can do an average 3 storey 4 bed townhouse in just under 8 hours.
(Including windows - inside and out!)

If Mathew takes your advice (and completes in say 6 hours per/flat) he will be asking for £38 p/hour to get his £230!

A more realistic amount would be around £15 - £20  p/hour average across the country. (= £90 to £120 per flat)

Tim, he didn't ask for a sparkle price, only build clean.
If he gets the contract (doubtful) he will post on here later for the sparkle price, I'm sure.
To save him the trouble, about £50 per flat - and include a plug-in air freshener for each flat!

Mathew, let us know what you settled on asking for - and if you got the contract!

Hi,

Going rate for a 2 bed for us: £130 Builders, £65 Re-clean, £45 Sparkle, two guys can do between two and three build cleans a day pretty easy. We do hundreds at around this rate.

I got the buillders clean job at £ 230 per flat
Also they want me to regularly do the communinal stair cases and window cleaning.. so all good...

Well done Mat, stick to your guns on future jobs, if you offer a 1st class service ask for a first class price, you will lose some but you will win more, whats the point of killing yourself for peanuts. just finished a shop clean in Hull 3 staff 5 hours £580 + VAT customer was over the moon £38 per hour. great value I say for a 1st class job.good luck Phil

Hunnyhill.

Build Clean = First clean of a new property.
Re-Clean = Following snagging/remedial work to the property.
Sparkle Clean = Final clean prior to new owners moving in.

Hi cavanagh-matthew@y  can i ask what area are the flats in and also who is the developer, our company does mainly builders cleaning and if we got £230 for a flat we would be quids in ,we are in the S.Yorkshire area ,we get less than £100 for a build clean on a 2bed flat we work for national and regional developers and have stiff competition ie companys charging even less than ourselves
