Builders Cleans
« on: October 15, 2004, 08:22:15 pm »
Hello all

I run my own commercial & residential window cleaning business in Reading, Berkshire. I am now getting involved with builders cleans and potentially have a great deal of work to come in. However, I am slightly unsure on the pricing. Can someone give me some ball park figures on i.e 18 one bedroom flats 1st builders clean? 18 one bedroom flats sparkle clean? 18 2 bed houses 1st clean and sparkle clean? Would really appreciate some solid figure prices. My email is iainryan1@yahoo.co.uk and mobile 07903503 608

Regards

it all depends what sort of spec the builder is looking for, we specialise in builders cleans and have a fully kitted vehicle.

the other issue would be timeframe for the work, you may find that with one and two bed properties then they are looking for a number of plots to be cleaned on the same day.  providing a logistics issue re staff numbers and management.

Are you CIS registered aswell, because a lot of companies price accordingly

Hi Martin

Thanks for the response, yes, CIS registered, what do you mean exactly that they price accordingly??
Where are you based?

we are based in cambridgeshire, but work all over, special projects ie one offs, industrial sites, leisure centres we will work anywhere id the price is right.

we have IPAF trained operators aswell to work at high level.

regarding CIS if you are CIS4 ie payments less 18% then a lot of people will up their price by that percentage,

the other thing is you state that they are looking for build then sparkle, in reality you will be looking at build clean, reclean, and then sparkle.  with the sparkel being done the morning of handover.

we would be looking for around 130- 150  for that size.

another point is that whether they are asking you to remove the radiator protection, and also if they are using weatherdeck, and therefore whether you need to cut, lift and remove weatherdeck  from the property.

also what conditions the windows are in, re whether the tapes are removed prior to build clean.

wesatherdeck is the chipboard flooring protection, on some sites the plasterers will lift it, on others the cleaners lift it, we have both scenarios, its easier if the weatherdek is already lifted.

130 - 150 is pounds per unit. on a build clean

Just out of interest what would you price a 1st builders clean on a two bedroom house? And how long do you think it would take with i.e two men? If you were pricing a phase of lets say 20 2 bed houses on a site for a 1st clean would this affect the price etc?

if you were being offered a phase on a site then they would want a contract price.

the prices i have quoted are contract prices, and we would not drop lower than that.

we are not the cheapest, we are actually quite upfront with our clients to state that we are probably expensive,

however we do turn up on site when we say we will

we do comply to all health and safety regulations

we do the job the client has asked for, therefore they havent got to worry about that side of things

Hi, and thanks once again. So can I take it that you would price up to say £150.00 per unit on a builders clean whether it was a 2 bed house or a one bed flat?

i think you need to also take a look at the size of the property.

as some one bed appts are pretty big compared to say  a two bed house.

but generally yes.
