[need a cleaner]

Hi like the title says, i'm in need of some input to help me quote for this1 as its the first time i quote for a bige job. :
This quote is for a block of retirement flats to be clean every 8wks outsides only.

can you count the amount of windows on it, then post on here, there seems to be loads and by the end of the sideshow i got lost.

Personally i would charge a full days rate plus 50% as it would take a full day to do a job of that size that price is for the first clean and also the constant working would be tiring

After you have done it once you will have a better idea how long it will take future cleans and where you can save time and make the job even more profitable

I am also presuming that you are wfp

Just work out what your full days rate is put your price in and go for it

if i counted right its about 290 betwin windows and doors inclusive of 9 with rails

Hi Dean, yes i'm WFP but only with trolley at the moment.
the building is being clean already by WFP but the WC that does it dont does the sills as he says it cant do it ???strange.

With this one I would charge a hourly rate of £50 for the job, I would also add 20% on as well.

Next I would not use a trolley if possible on all of the building, the main reason is you will be walking miles to kept filling up.

I would use microbore hose, which is a lot easier than garden hose to control.

At the moment, I have 140 metres of hose on a 100 psi pump, but at times I have also connected another 40 metres and still have the pressure to do the job.

Hi William i agree that with the trolley it will be a pain in the backside, but at the moment i dont have another alternative until i'm able to afford another van and the kit it goes with it.

How many barrels of water do you normally carry, is it not possible to connect the the hose reel to all of these barrels at once.

i dont have that much  yet, im going to have 2 use the trolley the first and maybe second time if i get it

Spread your barrels around the site before you start work,it`ll save you having to go back to the van every 5mins.If that`s going to be your biggest job make a note of how much water you use each clean,it will give you more of an idea of how big a tank you`ll need when you go vanmount.

You won't go far wrong if you charge £1 per window.  This allows for the fact that there isn't much down time (travelling between jobs etc) and as a lot of the windows are relatively small, the time you save on those will make up for the extra time to do dormers and windows with grills on.

Having all the work in one lump means you will cover more glass than if it were lots of smaller jobs, but as has been mentioned constant working is very tiring and you will need plenty of breaks.

If your count is right, charge £290 plus a bit for unforseen problems,

Say £325 total.

Ah right, I have a retirement home but it's the residents that pay and not all want them done. I charge per flat.

Are you quoting this for a mangment company if so this is how it will work.


You will give them a quote and as i have been doing these sorst of cleans for 4 years i have 30 blocks and i can tell you it will be down to price ....over price it you wont get it simple.

You will give a quote along with so many others the management company then go armed to the annual landlords meeting( the people  who own the land on which the flats are built on) who will then say we have so much for the maintenance of the building so if you say £500.00 per year and they only have a budget of £200 you wont even get told you didnt get the contract so be competitive.

What do you want to earn in a day after all your deductions forget the £1 per window this and £2 for lead etc etc what do you want to realistically earn?

I quote these jobs up on a day rate so i would look at it and think ....6 hours max at the hourly rate i have given myself on what i need and want to turnover in a day.


If you want to earn £200 per day after tax,NI,insurances,fuel etc then you need to be looking at 7 hours per day @ £30.oo peer hour so therefore if you think this job will take you 6 hours then the quote would be £180.00.........price it right you will get a lot more work.

Be greedy and you will loose it thats the experience i have.

The biggest block of flats i do is WFP 2 days for £700 thats for 70 flats on  4 floors sounds alot but i do another 29 blocks
