Pricing from Plans

Any of you guys done this succesfully.

Got a boat load of drawings through the post for a builders clean on a Nursing Home.
Normally I walk around, get a feel for the quality of the workmaship and guesstimate how long for each area, add a bit on, then the windows etc, etc. and of course that builders are a pain and you have to re-vist when they remember the radiators need fitting.

My judgement has always served me proud but I have never priced from drawings.

Any assistance guys and gals.

PS What is this 2.5 % reduction for main contractor.

I think most people would say that actually looking at a job is the best way of pricing a job - then you can see for yourself exactly what you are getting yourself into.

I'm not sure how it works for full cleans but as a flooring contractor for some years we have always check-measured each job if possible, as it saved being 50mm short of carpet etc.

Also plans dont always tell you if there are other trades working, access to water, power etc etc. These things all need to be priced for.

The 2.5% is basically a discount you are supposed to give to the contractor, but in reality your price this into your own total.

Thanks for the reply but building is not finished until early next year and quote needs to be in by mid june.
NHS type thing, bo**ocks but that is all i have.

Think i will just count rooms and corridors guess, roll a dice, and hope my guess is as good as the others.

hi there

we have priced a whole load of builders clean of plan, tender work is done like that all the time.

make sure you read the plans properly.

dont guess, or roll a dice, you need to base your calcs on a system

you need to defiine access methods, you need to know hw many cleans they are looking for, you need to read the build plan to determine the timetable.
