Method statements and builders clean help!!!
« on: September 29, 2006, 02:55:28 pm »
Hi

I have been asked to quote for a builders clean on some new build houses, they are 5 bed detached and the windows are the little square types within the frame and quite a few of them.

Just wondered what sort of price i should be looking to do them for, the houses are not built yet so i cannot get a pic but are worth 350k+.
Just wondered what sort of price i should be looking to charge them?

Also they have asked for a method statement just wondered if someone could send me an example of one they have used as im unsure of the detail which is needed and i havent done one before

Thanks
Andy

well, if the houses arnt built you carnt really quote it can you? i mean you dont no what sort of mess is going to be on the windows. and its hard work! long and slow!

the last one i did was a large block of flats and i said after that one! never again - money is good tho when u quote it properly. i would not give a quote without the houses being built because if u get it wrong on that job you have alot of work 2do not like if it was just a normal house or a normal clean.

I had to give a 'builders initial clean' quote ages ago on a large property that didn't have any windows in at the time with dust sheets covering the entire buiding, so I went and visited the architect. I did my homework and submitted a decent, sensible price that both I and the builder were mutually happy with and put it in writing. It pays to do your homework so to speak!

Judging from what people have said on here in the past about the price of builders cleans, i would imagine that you'd have to be looking at around £100-£150 per house. Maybe even more if they are in a right state when the builders clear off.

If considering cleaning builders cleans make sure you've got adequate insurance to cover yourself against any potential claims for peace of mind.

And point out any damage straight away to the site agent.
Just to cover your self.

I do a lot of builders cleans and would not quote for a plot that has not been built.

Some builders cleans go really easy and some are a pain depending on how sloppy the builders have been.

But you can earn well out of them.
I don't quote anymore as i have built up a good relationship with some property developers and now just turn up and do the required plots and put my bill for the price i want.
They never query it and just keep giving me more work.

If you can get in well with the site agent and ask them to get the window installers to remove stickers and blue tape and sometimes window film when they fit the windows it make's life a lot easier for yourself.

Hi

I have the plans for the houses and site map etc etc so have an idea of what i am quoting for.
Judging from what people have said on here in the past about the price of builders cleans, i would imagine that you'd have to be looking at around £100-£150 per house. Maybe even more if they are in a right state when the builders clear off.

Lance

They actually want 4 cleans, initial builders clean, 2 more cleans when they decide and 1 sparkle clean before people move in.
I think i have worked out a reasonable price now, will submit and see what happens.

Cheers

Well if that's the case then you want to have a look at Julianbiggs's topic Could this be possible'. It works out at £400 per house for the four cleans. Don't know how accurate a guide this is to builders cleans but i'd certainly be happy with those figures. Especially if they stay fairly clean after the first initial builders clean.
