As per the title.

I clean a car show room through an estate management company.

Also the same for some apartment blocks.

Does anyone know a ball park figure these estate management companies charge there clients (the showroom/apartment blocks) etc?

I’m not looking for exact costs. But I am intrigued on the average/ball park figures.

It's not down to the estate agents,you charge what you  feel is a right price,if you are happy with what you charge it doesn't matter.

Sorry guys, that’s not what i meant.

Im more than happy with my prices, what I’m trying to work out, is if I can provide the same service as the estate management companies, but save the client a fair wack of money.

For example if for apartment block ‘A’ they charge £1000 a month, then I could come in at £7-800 and do the whole shebang.

My problem is knowing how much they charge.

From what I’ve seen, it doesn’t look that difficult to look after a block.

Management companies don’t just take care of service like window cleaning,grounds maintenance and cleaning.They sort out insurance ,risk assessments  fire safety checks,pat and electrical testing,security,waste disposal etc,etc.

I do loads of work for management companies and it’s not as easy as you think they are responsible for a lot.For example if tenants can’t gain access through entrance doors or electric gates you have to be on hand to sort it 24hr a day.if a fire breaks out and the alarms or sprinklers don’t go off and you haven’t serviced or had them checked you can be held responsible.

The service charge will very depending on the site a low end site  with basic services could be around £50 per unit (person)a month up to £200 a month for a higher end block.Some of the big really nice apartments with lots of services could pay over £1k a month it really does vary from site to site and area.

I believe it’s also a regulated service a lot  I do work for are regulated by financial services due to the money they deal with.

Could be anything from 10% to 100% on top of your price!

I’ve got a couple that add 10% on top! Had one that doubled my price! I charged 3k they charged 6k then billed me for 10% commission  of the 3k >:(

But I’d say 20% as a rule, just depends how greedy they are.

That’s kind of what I thought SAJ.

I was thinking they looked after absolutely everything, but sometimes wonder how difficult it would be to look after just one site.

It was only really a query, I don’t think it’s something I’d actually pursue. I bet it is a massive amount of hassle!
