How long the lease lasts is pretty crucial info.

I looked at leasing, but found it was far more economical to get a personal loan (3.3% apr from Tesco) and purchase my van outright.

Brand new Toyota Proace comfort. £19k all in (incl vat) 5 year loan was £341 per month.

And it’s my van at the end. I can also pay the loan off faster if I want to (already paid an extra £1k off) and save some interest.

How much is the maintence side of the contract?

The van is covered by an initial warranty so you need to consider what the risks are for you if you carry the actual service costs.  So you need to know how much the first service is, then the second and third etc. If you have to replace brake pads, how much are they? Does the contract cover tyres? If so then it will probably cover fair wear and tear tyres. If a tyre has to be replaced due to an unrepairable puncture, does this cover that tyre replacement or is it for your account?

It’s a 3 year lease. The maintenance package covers tyres, punctures etc

I would think a lease would be the same problem as it's the financial commitment that's the issue and not the type of agreement. You could go limited and the company buy/lease it? Just one idea. That's not advice btw.

I’d personally wait til you remortgage- get a 5 year fixed mortgage, then once you’ve done it, then go a lease or borrow the money on your mortgage instead
