cleaning con roof technique?

Done fair share of Connie roofs and only do for regular customers now.

Customers roof today was a pain.
 kept seeing bits if dirt on panels😠

Not that dirty as I do twice a year.

I use barrels in van, reel.
So van mount, not as good as a tank!

I put a good splash of virosol in 25 ltr barrel.
Sprayed over roof, scrubbed, rinsed.

When dried bits of dirt everywhere 😠
Used customers hose and spray gun.

Still bits of dirt😢
Tried blading roof off but still dirt.

Gave another go with pure, alot better but still bits of dirt on the panels.

Stopped looking after that.

It was a Connie roof, transparent glass, blue tint.
(probably self cleaning 😁)

All I can think is that there was a lot of trapped dirt at point of roof?

Just wondering if my Connie roof cleaning technique needs refinement.😁

I had one like that , NIGHTMARE they are  :'(
I rinsed and rinsed and scrubbed and scrubbed but always seemed to leave stuff on the glass . Looked a lot better once dry

I "THINK" you're not supposed to use virosol on tinted glass.

Maybe someone else will know for sure?

Top tips.

1. Dont do them. Not unless they are extemely well priced to the point of daylight robbery. The time it takes isnt worth it can make more of windows. Dont be shy of turning down ad on jobs.

2. Glass roofs are a pain! never do on a sunny sunny day as every spec will show up.

3. Virosol etc. Can make a con roof (self cleaning glass go funny)

4. If the finnel is wobbly as many are leave well alone. dont knock one off.

5. Save on pure! Have a connector and bit of hose to use customers tap to connect hose reel to. Use tap water to clean on higher pressure and rinse off with pure.
*also do this for FSGs

6. If one side is against a wall. you will have a mare of a job.

7. You want to be as high as possible. Giant step ladders or ladder. Careful conny gutters alot of time brittle as hell.

8. Will say again. dont do them. You always 'wish I'd priced it double' every time you do one.

The bits that seem to appear from nowhere come from under the struts that connect the panels. Every time your brush goes near it it drags out more little bits.

And they aren't that time consuming. A polycarbonate roof with finials, crest, gutters and side glass can be done in an hour. Maybe give yourself 2 hours for a glass roof.
We look at them, they look through them.

I always to the tops first like fanials,then the sides ,meaning the frame bits,then the glass.

This is exactly why i dont do them anymore , way too much hassle for me these days !

I do however do 2 as glass only cleans on every visit , if little bits are left its ok as its just to keep the green at bay , they are both done on every visit monthly and has enabled me to double the price of both jobs , funny thing is they are both self cleaning  ;D ;D
I'm so lazy I'm getting tired of it !

When someone wants conservatory roof cleaned i advise them to get it demolished.

Some are worse than others I don’t think it’s your technique that’s wrong , we spray with a virosol mix give it a really good scrub then give it a real blast with the customers hose with copious amounts of water blasting it under the roof rails to remove bits but like you some can be a right pain it’s just a case of perseverance and charging well to cover the time it takes to do a good job we charge roughly half what Thomas Sanderson charge if customers question the price I tell them to ring Thomas Sanderson and get a quote they usually phone back asking how soon we can do it

conys are a pain, and if the custy is in , I always ask if I can go inside and look from inside when I am nearly finished . this is the only real way to see whats what and what needs attention. it also shows the customer that you are wanting it to be the best you can get it...in most cases the customer has tried to do it themselves , and so they know how difficult it can be

Plastic roofs are easy

Glass roofs are much harder

self cleaning/tinted type stuff just dont bother. No matter how long you rinse for bits keep appearing

As I had to update my van, I forgot to add my tap to pole adapter.

Been streamlining stuff in van (too much😁)

I used customers hose, it wasn't great!

Yep thought virosol and self cleaning glass don't mix!

It was about a desert spoon's worth in a 25ltr barrel of pure.
Not on there for long.

If I do anymore conny, tinted roofs I'll charge more😁

I'm glad it's not just me that's not interested in add ons!

I think the only add on worth doing is gutter clearing! With a sky vac.

But can't afford one at the moment.

Definitely charge more for connies and fascia, soffit, gutter cleans.

Gonna push things like this to Saturday's
Tell customers haven't got time in the week.

True really, don't work in the rain if I can help it!
Have been this week though.

So pee'd off with weather.

Had t-shirt and sun glasses 👓 on, then buffalo jacket and hat.

Then backwards and forwards between clothes mentioned, as sun went in and out and 3 heavy showers😁

We clean conservatories and charge £280 for Basic one and more for complicated ones (with concealed gutters etc)  we allow 2:5- 3hrs for 2 of us to do them using a portable scaffold.  any less and we wouldn’t do them

This is how close we want to get to the finnial(sp) .....

conny roofs are harder work than window cleaning and use a lot of water and take time...price well then if you get the job you dont mind cleaning them....

remember to take in things like access/how dirty it is before giving a price....

these days i price a lot higher than i used too....and as a result i very rarely get the job! ;D

the best way i find is to price them up for your usual average days window work(they very rarely take longer than 2-3 hours)
price higher/work harder!

how do you get that close to finials from a scaffold platform, looks more like a Connie ladder from that angle.

You can clean connys perfectly well from the ground no need for all that extra faff with scaffolding

Although, if you are pricing top dollar like £280 i can see why it needs to look that complicated,  for a 2-3 hour job.
