Good Luck Chuck!

Just seen a round for sale online in the Manchester area.  Monthly value £1000 made up of just under 200 properties.  So that's basically £5 on average per property.  Asking price - £10,000!  You mad bro?  Been established 40 years.  Sounds like the prices haven't gone up in 40 years!  All trad aswell.

Ahh, maybe it's just me but i cant see how you can charge 10x monthly amount for a round when average price is £5, and nearly all houses too.

All i will say is good luck to the guy i hope he sells it and gets what hes looking for.

What would happen if it sold then all on the round did not like the look of the new chap as it's the punters decied who they want to do the work not the other way around surely?

I wouldn't say that I don't believe them other than maybe a down play on property size, most of my replies on the subject have been similar to what you have just posted so totally agree.

I did some £5 houses on Monday . A new build estate well it's about 6. Years old now . All town houses and not one has access  to the back unless you go through the garage . So it's all fronts . 1 small top window . 2 small middle floor windows . 1 small ground floor window and 1 pvc door with no glass . Got 18 of em all on the same street . Pull the hose out and start at the furthest and work back to the van . The lad works from the trolley as it's filling on the nearest to the van . Took us 50  minutes . He finishes the last one and sides away while I ticket em and collect . Love em .

I have always stayed clear of the cheap cleans, but am coming round to the idea of banging £5, 6 and 7 houses out

Believe me these £5.00 custys are more than willing to complain just as much as a £25.00 house would. Took on a run few months back and there's £34.00 houses that send the kids to say "she got no money on her" doesn't have online banking and no cheque book!

seen plenty like this locally, there not worth anything, i would pay 1x max , double the prices probably lose 75% of them and hope i got a decent amount left

200 houses for 1000 lol

Had a trad guy offer me similar recently, 800 quid of work 180 custies

Its not only the problem of cleaning that many, its the admin, chasing payments.

Less customers at higher prices equals less hassle, less to chase for payments etc

40 a day smokers, 800 custies a month to keep happy and chase around for your brass, no thanks

What do you mean by a down play on property size Sean? I said that the houses I mentioned were modern detached, so Persimmons, Taylor Wimpey etc, as far as I know these houses are built to the same specification throughout the country.

what if you could get the work cleaned in 4 or 5 days and most work was fronts only?doesnt sound too bad now does it?not at 10k of course but say 3k? ;D
