how to price commercial

A fellow window cleaner has several contracts with commercial work and has seen my b4 n after shots and small vids on my f/book page. So he wants to bring me on board to clean a goof stretch of pavement (i think blocked pathed. Iv not checked it out yet) which spands a fleet of shops. Im just finding my feet pricing up for residential never mind commercial. Do i just calculate how much i want to earn per hr say?? Or price up taking into account very early start or late night start due to no foot traffic so going to be out of hours work. Then the fact that its curb side appeal and enshances the appearance of a commercial establishment or do i just stick to an hrly set fee? Any positive feedback much appreciated

Add a premium for out of hours - if we do Saturday or Sunday work the guys get time and a half or double time so the price rises accordingly.
Other than that if you charge for example £2 a square meter and the job is 1000 meters sq then it's £2k
No matter whT time you do this you will need cones, barriers, hi viz etc... And possible a licence to close footpath and or road, depending where your working.
Anything over 20 miles away I add on 2 hrs minimum for travel
