Large area cleaning

Hi all
I have just landed on a lead for a reasonable area of open plan offices.  Roughly 4000m2

Haven't done anything that big for a long time. All blue carpet tiles .  So will LM it and just Hwe traffic lanes etc.

Any idea on price

on larger areas i find a £/metre pricing can work out silly, giving way too high a price, why not consider how much you want to earn in a day (realistically), how much chemical you will use, how much fuel getting there, and any additional time spent carrying stuff upstairs or over long distance due to bad access, and work it from there.......

i soon realised when i first satrting getting commercials that as i measured up and priced by the metre i was having to do some quick thinking before quoting............

  "  thatll be £1200 sir, and ill be done by 3.00".................  hmmm ???

I agree once it gets over a days work on one site i switch to day rates.

Problem on this is  I am quoting on size , not having seen it as subbing of a facilities company .

Always measure up.....I quoted for 390sq m I am doing on Sunday...the office manager told me it was this size but was shocked by the price for the size of the room....said I'd come and measure up anyway.
Turns out it was 255sq m all in so probably about 220 to clean so gave a price at 255sq m and got it.
4 weeks ago gave a price for 60sq m empty unit thinking they can't have got this wrong...it was 80 when I arrived to do it.

So! What would your so called day rate be ?

4,000 sq mtr , I cannot see a problem at 50p metre for such a large area  .

I have 2 jobs this Sunday , 1 is 500sq mtr roughly and priced at £1,00 metre ,It will take me 4hours tops , they have it cleaned on a regular basis and not once have they quibbled about how long it takes or price.
Personally I believe majority of c/c sh.t themselves when asked to quote for large jobs for fear of missing out on a cheaper quote, 
Stick a price in and wait and see, day rate!!! Whats that then ? £50.00 or £1,000 per day.

a sensible day rate will obviously differ between different operators, some may class £300 a good day rate, some may class £1000 a good day rate, depends on experience and financial needs/expectations and business acumen i guess....... personally im happy if i get £300 for a day, but then again, i have often got £600 for a day...............

I normally go for 480 a day  not as much as some obviously . 

Interestingly if you say a thousand meters a day at 50 pence per  meter or 480 a day for 4 days you end up with pretty much the same price.

Although I hear some saying 200 meters an hour LM at 1 pound a meter that's 4k  in 2.5 days . Can't see many companies going for that but like I say not used to this size of job on cc.

You are supposed to be running a business not an employee on 'day rate' .

A simple rule of thumb  for commercial( I think someone else has mentioned similar) we used was to price on the value of the carpet being cleaned, so for instance 4000 sq mt of I will assume bitumin backed carpet tiles at a replacement cost of £18.00 per sq mt would be £72000 X @ 2%  = £1444.00

Thats what we would charge, hope that helps in some way ;)

I would suggest No you cannot do 200sq in an hour with the method you have just mentioned, but I and I,m sure others on here can do much more an hour with a cimex.

You'll hate my method of pricing large offices or areas :D

I walk around splitting it up into through lounges, eg: big room= 2 through lounges..... Really big room = 4 through lounges...... enormous room= 6 through lounges

Then times it by the cost of me cleaning a through lounge

not keen on doing really large areas, as , as pointed out a square ft/metre works out silly money, but I also don't like waiting to get paid either, and as many large areas are commercial, then I always have to wait 2 to 3 months to get paid, so really I like to do domestics at a higher sq ft price, do less work, and get paid on the day.
having said that, if I do get a commercial its always at the price I want, rather than the price they want to pay.

Every commercial I have done has been paid within the week.....nothing to it with instant bank transfers now......doing one Sunday and the office manager is putting it straight through Monday morning.

Day rate leaves far too much on the table. Why should the client profit from your productivity.

Depending on level of soiling, prices can range from  25p to 500p / mtre.
Inspection is everything, ask closing questions the answers to which will guide you to what the customer is prepared to pay and what their expectations are.
