Holiday Let - Cleaning quote

Little piece of pricing advice if you wouldn't mind please :)

On Monday I shall be looking to quote for a regular cleaning contract on a hotel converted into apartments and a large house which are used as holiday accommodation.

This isn't something I have quoted for before, and I don't wish to be caught out by under pricing as I have in the past with builders cleans. These cleans will be carried out between 10 and 3, on Fridays and Saturdays. Of course cleaning on a Saturday can, if I wish, carry a higher costing as I would want to pay my team at a higher rate, especially as at present we only work Mon - Fri.

My questions are:

What would be a reasonable price to charge, and would you charge at an hourly rate as I do for my normal domestic cleans, adding on extra for supplies, travel etc etc.........my standard hourly rate for domestic cleans is £10.00 and I pay my girls £6.00 per hour (yer I know not much there for the business). I was planning on maybe charging at £15.00 per hour, but quoting a final price for instance 6 hours @ £15.00 per hour x 3 girls = £270 plus £30 travel and extras total £300 per visit.

Obviously that does depend on how big the apartments and house are and these cleans will need to be as good as if not better than MOD requirements. Well I am sure you all know what that entails :)

Bit of professional and expoert advise required if you don't mind  :)

As you say we all know what mod are like! I would say you have got it about right with your pricing especially as you will need to allow for the inevitable call backs!!

I would certainly quote it by the hour as the job will vary significantly from week to week.

Another thing to be careful of is check out times. People are supposed to be out by 10:00 on whatever their last day is but in lots of cases this can stretch to 11:00 before you can get access and presumably your people will expect to be paid even if they are just standing around through no fault of their own.

And at the other end, if people have been told they can move in at 2pm or whatever that is what they will want to do. They wont care that you couldn't get in till 11 and that the place was a s*** hole!

And as has already been pointed out, things will vary from week to week ie if the are X apartments, they will not all be let every week and some people may stay for 2 weeks - they usually just get a change of bed linen dropped outside their door.

I would try and find out how much the apartments are being let for but for the flexibility that you will have to show I would charge your top rate plus a bit.

well have made the visit, spent 2 hours with client drank 2 cups of coffee and got the job...........was more or less all sewn up before I got there.

Pretty big place really, very, very old but minimally furnished. Will be putting in a team of 3 girls for between 4 and 6 hours. Pretty laid back owner will be on site to supervise and provide all cleaning materials and machines and all I really need to do is provide the cleaners and get them to the the place. First clean will be on Monday 8th May and I have decided to charge the going rate of £10.00 per hour paying the girls the usual £5.50. The hotel is let on a group basis so it will be the equivalent of cleaning a huuuuuge house.

There is also 3 small apartments that will need a clean on a Saturday so me and the family will do that one, although the standards expected for these is higher than the main hotel, it is more modern and equivalent of a very small 2 bed flat.

I don't forsee any major difficulties and the initial clean can be carried out over 2 days if necessary as there won't be anyone else occupying it straight after.

It is very much a local family oriented business and I think we will settle in well there :)
