LM office cleaning with urine

What would you clean an office with that is not reachable with a TM. That is commercial glued down carpet which has heavy deposited of urine?

Doing a a big dog charity office which allows the dogs to freely walk around the office and has dog beds in various corners, but obviously the dogs pee everywhere.

There is a slight odour when you get your nose to the floor buts it's not massively evident although the stains are.

You could go around and try to spot all the different areas with a spotting machine and then LM the rest, but that might be mission impossible.
You can't really LM it all because you would be spreading the urine all over the carpet which would be irresponsible in my view.
So the only other alternative is to extract it all, the trouble with that is it could make the whole smell a lot worse.
Why not just spray the whole thing with a nice smelling antibacterial and leave it at that, given the risks involved?

I thought about using a spotter,

I have a big ( really big) wet vacuum which I thought of just pouring from a bucket a solution of craftex clean cotton, then vac that out. This would flush out the urine but I'm not too sure of the sub floor so don't want to be going mad with the amount of wetness I put down.

I was thinking of a oxy based Encap  which would have a deodorising effect

People will probably have a dig at me here but this a situation where M-Power would work really well.

Treat the obvious bits first (this will make the smell worse for a few minutes), then LM the rest with M-Power. You should get fairly decent results.

Use an air mover if possible to speed dry the areas that were more heavily sprayed.

I think in this instance you would have to treat the whole carpet for urine, with something like Odour Kill Plus and then perhaps encap it as suggested, not sure how the chemistry of it would work out though. The risk is of spreading the urine contamination by using LM, so the only way forward would be to treat the whole carpet.

Are you saying that if you could get your TM to it then that would be your first choice?

If so, am I missing something if I was to suggest you use a portable HWE machine?

I've cleaned quite a few urine contaminated carpet recently with odour kill plus mixed at 10 to 1 using a buff pad through my chemstractor, but will be using my new Cimex in future
Also after its post vacumed it reactivates the fresh smell of the chemical

I'd pre treat with chemspec urine contamination treatment then encap If the urine has soaked into the sub floor your tm won't really get there anyway.

if i could reach with my tm i would rinse out the stains, then bonnet. don't have a portable at present so might use the wet vac.

i would prefer to just bonnet to get rid of the slight smell although it wouldn't be too hygienic this is an office not a living room in someones home,

if they were that bothered by the dog pee they would do something to stop the dogs doing it, so although they are are aware that the carpet contains the urine they aren't that bothered

i think the wee bothers me more than them, it doesn't seem right to tell them i have cleaned the carpet when i have made no attempt at removing the wee

As Stuart has already mentioned. kill odour plus works! Use it in very smelly nursing homes that don't stink after I've cleaned them

I would UV torch it and pretreat with Chemspec UCT at 2:1 then as already suggested an area clean with Kill Odor Plus.

On this occassion I would also return when fully dry and post vacuum.

An oxi encap may work but its not something that has ever been tested.

Next dog pee rug I get I will do a UV torch/Hydrox experiment and post results.

As Rog said is this not a job for a portable? Perhaps treat the whole area with an enzyme with a descent dwell and extract job done? No more smell, clean carpet? Surely that's what portables are for.
