Price/Time Quandry

Hi Guys,

Approx, how long should it take to clean 76m2, carpet light soil no blacktop, 70 x loose furniture bum only, 13 stools, 57 dinning chairs, 12.5 linear metres fixed seating bum only, 1 x 7x4 foot rug, truckmount with one operative.

This is a live job in Chorley which has already been completed and the client is not happy and wants a re-clean from a different firm, I sub out this work as we clean all the kitchens for this national pub company.

I fully appreciate that its not the time taken to do the work, its the expertise and results that count.

Thanks for the responses,

According to the client hour and half on site, there is always an element of who is telling the truth and people, especially pub landlords tend to lie as they dont pick up the tab as this most of this work is done direct with the brewery, but they always want the extra pound of flesh.

This is not verbatim, but the complaint read like this.

operative arrived on site, asked the landlady who was moving all the furniture as that was not his job, the landlady then helped him to line up all furniture, she then presented him with the rug and he promptly told her the rug was not in the price. ( I added 4m2 of carpet to cover the rug clean) The client says all was done in 1.5 hours.

This guy has done quite a bit of work for me over the last two years but this is second issue in as many weeks, 1st one was 50m2 carpet + stairs, sodden with cat p**s. Total time on site 30 mins, and two days later carpet still stinking.

I'm not a TM user but have used them and subbed TM users in the past. I imagine not all operators can do that amount in the time Simon can. Everyone is different and even if it can be done in 6 hrs the operator will allocate it as a full day as their would not be time to fit any more jobs in that day anyway! I know operators who could do that in Simons time and I know some that would take a day and a half to do it!

1.5 hrs! Not possible if done properly!

You really should of liaised with the carpet cleaner first with regards to the moving of furniture before he started. We don't mind moving furniture as we always have 2 operators on these size of jobs anyway but some carpet cleaners are really precious about moving furniture. Also when I used to sub out carpet cleaning I always used to dictate the time to the carpet cleaner ie I told them what timescale I would expect the work to take ect

Thanks again,

all that was done, told him the pub was trading, told him all requirements, and why this job had to be done in the evening etc, told him that furniture would have to be moved and the client was not responsible for doing this.

Seriously though, some people will take their eye off the ball if they get comfortable. Tell your sub work will never be guaranteed if you have any more complaints.

I know that place, wasn't it closed for some time ?.
Reason I asked was I know of another pub in the area that is in a right state.

I take it it was a cheap price ?.

Hope you get it sorted sounds like a case of their word against his and it may be just that his face did not fit or they are professional complainers  ;D

The proof is in the cleaning, have you had a look at the work he's done.

that's some exaggeration to say he was only there for an hour and a half if he was indeed longer on site.

Me personally i'd do it in a day without breaking my back. So around 8 hours with a high powered portable (maybe a bit less or longer depending on the state of it). Obviously would save time not having to fill and empty with a TM.

£350? seems cheap for all the upholstery.

To be fair to him regarding the other complaint, cat urine can be very hard to remove fully. Sometimes requires replacing underlay and determining exactly where the urine is. 30mins far too quick though.

Thanks everybody,

The responses have been very helpful, we clean approx 20 pubs per month, kitchens & builders cleans, I feel I may need to go on a carpet cleaning course or two, not to start carpet cleaning but to gain some basic knowledge as results and prices seem to be all over the place,
