A real challenge, looking for a solution

Okay, calling all experts on exterior cleaning,
Is there a way to remove this paint ( 2 layers one recent within the last 15 years and the other around 50 years ago ) without damaging the soft red brick underneath.

Just to make it complicated they don't want loads of chems put on it as it's a farmhouse unless it's an absolute last resort

The owner wants to go back to brickwork finish then bond it with a clear breathable product.

So what could be used, and can it be done?

Dozens of the brick faces have already spalled that can be seen when and if you get the paint off in any fashion most of the other faces will have also spalled and no amount of breathable sealer is going to really help.  This needs explaining to your customer in detail before undertaking anything because I get the opinion he thinks once the paint has gone he is going to have a pretty brick built home when in reality he is going to have a home that will look like it has been in a war zone aesthetically :o

Kev I agree, and the rear is worse, but I think he still would like to take it back to brick  :-X

Would the paint still need to come off even if they went for rendering ?

Well to be honest, I don't really know how to take Chris and his man in the shed ( no offence )

I have enough to worry about as it is, and not adding to it with "unknown" chemicals,
These people have lots of connections in the local villages so I don't need to get this wrong !

Call be old fashioned but a lot of these "new" Eco type products just don't cut it, I have used an Eco product of effervescence and I am as well peed on it for all the good it did...

definately a farrow system if they dont want chemicals
better to remain silent and be thought a fool than to speak out and remove any doubt

The "man in a shed" is a full blown chemical business in an industrial unit on an industrial estate, chris just has a warped sense of humor. You would be surprised who rings him up off here for advise.

Any "unknown" chemicals off chris can be supplied with data sheets telling you exactly what is in them.

"effervescence" also known as efflorescence  ;D ;) isnt an easy thing to cure.

Chris can send you a free sample to test clean a couple sqm, you can see if its any good and so can you customers.

Darren , if chems are a no no on this site for obvious reasons, then the Farrow system is a great or better alternative. Please dont under estimate this job because they cost about £40 per hour just to run. Friend runs one so if you get the sq mtr of building to clean i will get him to price it for you .  Hope this helps Ed

This is not my area of expertise but if it was me looking at this, I'd sub this out to someone like Rob who has the equipment and get a percentage added to the cost.
As Kevin has said the bricks are spalling and most probably more will appear when the paint starts to come off. This will be a ball ache of a job, as the owner might want one result but the reality might be another. Sometimes you have to let some job's go unless you like the headaches.

Do not let anybody near it with any sort of blasting equipment...unless they are taking full responsibility for the job.
The paint/lime might be harder than the brick...think about it. Whatever is aggressive enough to remove the paint will annihilate the bricks.

Did a small job like this recently and the paint was harder than the bricks - Its hurts but I'm having to agree with Chris  :'( I'd flat render the whole building but not K rend !

Waterbased stripper and Thermatech ...would be the correct way. It will still take some doing.
What ever "coating" that goes back on needs to be breathable....let the "moisture" out.
A Fluoropolymer would be ideal .
