Black spots - hypo

Hello All

Please see attached photo, looking for some advice regarding this job.  Pressure cleaned the drive this morning and although the customer is happy with the results there is the odd black spot evident.

I have never actually used hypo yet but from what I have read on hear it seems this would be ideal for this job.  There is no lawn adjacent to plants near.

I am about to order some hypo from eBay, see below link, I got this from a previous forum post on hypo. Tried to source this locally but no joy .

Basically I feel it is no time to try the hypo route and delivery even better results for the customer.

Would applying the hypo I get, as above, at a 1 to 1 ratio with water and just water can it over the drive with a watering can and spreader bar, leave it for 15-20 mins and rinse of with a garden hose achieve a better result? Or perhaps I would need to go over it all again with my FSC?

Any advice or guidence would be appreciated

Hi Gavin , looking at the photo the black spots are oil stains. The threads you may have read regarding black spots is referring to lichen. Ed

Thanks for your input but it's definitely not oil staining. It's an algae/lichen the spots at in varies places and vary from the size of a 10p to max a tennis ball size.

When I went over these black spots at the end once cleaned down, I went over them with my turbo nozzle with hot water 70C and some cleaned up and some got better but it's not 100% clean!

Hope this clarifies the spots, the photo was not the best for explaining the situation this was the before photo before I had started the cleaning, should have taken and after photo and one of the actual black areas!

Looks like oil or a grease stain to me, any chance of some better photos.
Plus what's with the discoloured pavers? Rust staining?

Gavin, i thought this was your after photo !  ;) Some oil marks will fade with pressure/heat/chems depending on type of oil and how long the oil has been on the blocks. Options are get some OT8 but if you want to go down the hypo then pre wet effected area , mix 3 to 1 ratio , apply by watering can/spray bottle , wait 20 mins, dwell area and see if this removes ' the lichen'. if required mix stronger . the result will not be instant depending on temp ect if no success then you can always exchange the blocks. Ed

Rodger the photo was not the best, it was a before photo, the town is a town house and does not get much sun on the drive. The owners have had a lot of work done recently after just buying it so not sure what the rust looking colour marks are or were but they cleaned up no problem.  I have attached another photo which I found on a google search which is very similar to the marks I am looking to remove.

Sorry Ed, while I have you on a roll!  ;) you mention ot8 for some oil stains.  I have a different job at the moment which is an oil stain on monoblock.  I used ot8 about a year ago on a oil stain and it worked great, however, the last 4 oil stains I have attempted to remove have not been very successful!

I have tried ot8 on them initially and after drying out still not fully removed!

I have now just bought a trailer rig with the option of hot water so hope this helps, any tips or advice on getting a successful result! :D

What I'd do is re-clean the area in manageable sizes, then apply a hypo mix take it down to 2:1, allow to dwell for 15-20 mins then wash off, if you do the area in sections then whilst you are cleaning one section another is dwelling.
Dwell time will be all from the photo you attached if the lichen is that bad.
If you haven't used Hypo before here is a quick do's & don'ts
Watch your run-off, as it will kill grass, tender plants and if there is a pond close by (as in the run-off will go into) then don't use, it will kill fish etc.
Water first then the hypo when mixing, this stuff will burn your skin, so PPE is important, goggles, decent gloves, Nitrile is best, full water proofs etc.
If you are working close to windows & doors I'd mask/cover them up.
Any wood near by, as the hypo will bleach this out if you are not cleaning it so again mask/cover.
 This should get you started.

You could try Resiblock OR, good but you have to apply to a dry surface as it doesn't like wet or damp.

Gavin , no need for any pressure , just rinse with hose. This time of year with the cold, hypo reacts slower.
Check shelf life OT8 , certainly the heated option is a must (more heat the better) , TFR , ect
Do you have all your kit setup in your trailer Gavin ? Ed

Cheers Roger and Ed, loving the info.

I have attached a photo of my rig Ed, it's just the water tanks, pump, engine, hp hose real and heater on the rig. The FSC, lances, PPE etc all in the van.

Only had the rig a couple of months but just started using it this week really so just learning! Need to practice reversing the thing! Took about 10 mins trying to 3 point turn in a cul-de-sac today!!!

 ;D i was an army instructor for 12 years , get some traffic cones from screwfix / toolstation , two broom handles & paint them white, get off the  road,  to an open space and play to your heart is content.

Cheers Ed good advice again and will need to get out to a large disused car park and just practice as you say. As it's only a single axel trailer the slightest turn on the wheel has it Jack knifed! ???

Cowan, don't buy it from that eBay seller...I bought some from the same supplier a few weeks back and the stuff wasn't fresh and had lost all its strength. I had to bin it  :(

Gavin, best piece of advice for backing a trailer i was ever given. If you want the trailer to go right, turn the wheel left. If you want it to go left, turn the wheel right.

I need to put in an order with bonnymans next week. Do you want me to order you a couple of drums of hypo? I could probably meet you at harthill services to drop them off. Let me know mate.

To late Mike! Ordered from them last night late on! Just sent them a message to ensure the batch is fresh and that I would be ordering more from them if it is indeed fresh and does what I want it to, which it should if fresh! Thanks for the heads up of this Mike, cheers!

Matt that's a very generous offer mate and as you can see above I have made an initial order on eBay. Will see how this goes but perhaps take you up on your kind offer.  Let me know when your back to do that other new build job in Leith and will pop past for a better catch up than last time!  Also cheers for the reversing trailer advice, must have been a laugh for anyone in their house watching me going back and forth turning!!! I settled prices with them when i opened an account.They sell it off their website. Didnt think they came down as far as you though..
