It would depend what the work would entail?

Is it £4,600 of work that is all £5 customers and a nightmare, or is it made up of varied work with some commercial or more expensive domestic?

I think either way it should be no more than £15,000.

Must be one heck of a round if it's worth £4,600 a month though.

2 to 3 times the monthly value, 4 times at a push but no more than that.

Does seem a little expensive for just "jobs" in effect a list of addresses, maybe you could work the round for few weeks with the person selling to see if its something you think's worth the while.. or give an offer in.

If trusted , £12,000 tops
It's a lot of cash , but £12k is a good price for both seller and buyer

that's only £3,900 per month working 52 weeks at less than £9 average a job. Personally I wouldn't touch it as it is all underpriced.

If you want it then
Pay £5000 upfront with him working it with you etc

Then pay £2000 a month over the next 3 months

£11k max ?

How many people are cleaning it?

Supply and demand...
If it's still available in spring, offer him £10k

If he's moving-he'll not have a lot of choice (unless he's relying on the round money to fund the move)
He will have to sell it to whoever has the most cash at the time.
Cash being the key. He'll (probably) not want it 'worked off' if he's moving area.
If you've got £10k cash-I'd offer it.
It's a pretty sweet deal at that.
Leave it on the table (the deal, not the cash), if no-one has a better offer by the time he's upping sticks you'll be on to a winner.
Of a better offer comes along-you're not that bothered anyway...
Win-win in my eyes

No one works 52 weeks a year, with bad weather inc holls etc 44 to 48 weeks a year :) at best :)

If it was worth £4600 a month and the average house clean price was £25 - £35 then I would pay more than £20k (if I had the money).

With an average price of £9 / £10 a clean I wouldn't touch it.
