Finally we have got a unit

After 10 years working out of my garage I have had to concede and get a unit.
Working from home has so many plus points but also as many negatives.

Any advise or tips on setting up the unit before I get started? Its not huge, about 63 sqm but its enough to put an office in, water production, all the gear plus hopefully 2 of the vans overnight when its frosty.

But the biggest bonus is I now have somewhere to hide  ;D

If you don't mind me asking how much does your unit cost per month might go that route myself one day.

TBH I'd rather stay as I am & work from home, I got nice warm lil office nice garage with radiator in and the main thing I not gotta worry if I'm. Getting robbed over night and extra costs per month !!! Oooo yes  not on water metre which is another good point. Why do you need bigger office in a unit ? There's not much paper work involved in window or cleaning ect ect, most is kept on laptops or computers. Then you got the worry of someone breaking in noooooo stay as I am but each to there own & good luck to ya bruver 👳👳👳

Danny i get what you say but we have just outgrown my place, each morning/evening I have vans everywhere, men everywhere, it can be mayhem as everyone tries to fill up. What makes it worse is my drive is shared. My neighbours have been fantastic but if i were them I would have been sick of it by now.

I bought them a large bottle of champagne and a bunch of flowers yesterday and told them it was time to celebrate ha ha.

it will be great to have somewhere to drive the vans into when the weather is bad to work on them plus frosty nights will no longer be a problem.

Sham33, the unit I have is owned by our local council, its about 3k a year with rates set at £1200 but rates are exempt for small business until April, I hope that continues for at least another year but wont know till then. They have given me the first 3 months rent free. so all in all I am very happy with the deal.

How did you come across it? Did your local council advertise it or did you call them?

I knew of the units as my ex wife used to work for a firm who had one. I took a drive down there and saw one was empty so called to ask to view it.

If anyone wants to find out if they have any free just call your local council and ask to speak to the commercial letting dept.

I can see where your coming from with the vans in the morning, yes you have good neighbours, we pretty lucky as I can get 3 vehicles up our front but my neighbour lets our son park his car on her drive 👳👳👳good luck to you Neil hope it all works out and yes good. For you regarding the frost 😏

I pay £260 a month for mine.
best £260 a month spent,love going to my unit.
its always there as you get bigger thats the best bit.
Takings off all first cleans till march 7th 2014
October  total=  cleaned  extra per month
November = cleaned extra per month
Total £  so far.

Hi we made the move 2 months ago, for all the same reasons you mentioned - The only thing we did was we kept the "office" side at home, as I (Mrs Smudger) thought it would be warmer - and it is! BUT everything else, vans, water production, leaflets and staff are all based there. It was (and still is ) a big step BUT it was a very necessary one for us - its nice to be able to park the vans away at night and store our equipment there, our home does feel more like a home now...

I'm envious. I'd love to separate work from home. Sounds great.

My unitis of a similar size but I share the space.... The reason I say is is how big is the roof space and do you have access to the rainwater for the whole building? Mine comes off the roof at a tds of 9 and I filter it into a couple of IBC's .... A quick pass through another fine filter and then a DI vessel and hey presto cheap water and you can also market it as 'green' methods....

Thanks Mrs S, I agree about the office part so initially I will use both. My office at home will be used for all the boring stuff like tax, emails, and such, and the one at the unit will be for day to day running such as producing work sheets, making tea, contacting customers, , hiding from the Mrs, making tea, hiding from the Mrs.  am I repeating myself?  ;)

Great Idea Matt, There are 4 other units under one steel roof and I think all the water flows my way. I will certainly look at that.
