Having a unit is great, but don't be fooled, you'll still work from home loads  :o

I looked at 48 sqm
300 quid a month
But found some council units which are scattered around range from 200 to 450 dependant of where they are.

I have been in mine for 4 years and love it.

Its 5 miles from my house, 10 min drive is nothing. I love the separation from home.
The best way to predict the future is to create it.

I have a unit. It's just a bit smaller than a double garage. I pay £120 a month + water, electric and business rates.

Well worth it I think.

We have farmers around here have converted barns and stables into nice units and could get a double garage with lekkie and water plus compound to park vans for £100 PCM all in but would still have the problem that the vans don't fit inside so I'm still left with the freezing overnight during winter  :-[

Don't think you should be paying biz rates on that size unit/size of your company Andy check it out every saving helps

check your electric meter , when u leave at night switch everything off and have a good long look at it - often rogues in nearby units tap into another nearby ones wiring when its empty of a tenant and then u end up paying for them, for years!-  i used to rent a unit in a former trade and heard of this happening several times
