Hi all, I have been approached by a property management firm that would like me to clean carpets in the communal areas in four blocks of flats. The areas to be cleaned consist of reception areas, stairs, landings and hallways. I will be using a bonnet machine and microsplitter and my oreck for the stairs as there is no lift and dragging my porty around will be backbreaking. The question I have is how much should I charge per m2. I was thinking £1.75 and £2 per step. I have not done many commercial jobs so I am a bit unsure. Advice please thanks john

Hi mate, how many flights per block?? And roughly size of landings??

I run a tm  and do loads a blocks of flats, so I have feel for what these management companies pay. Sounds good pricing. Average block 6 flats over 3 floors. 3 landings and 2 flights. £100-140 depending on soiling/size is about right. So once measured and stairs counted see where you sit. More than this u could be a bit top heavy. IMO.

Thanks for taking the  to comment. These flats are quite strange and have huge landings. In one particular block There is 66.6m2 of landings and reception areas to clean. Each floor has two flights of 8 steps so 48 steps in total. So therefore I have calculated the total price being £212.55. This consist of £116.55 for landings and reception and £96.00 for steps. Do you think this is competitive? Many thanks john

I do some of these same as Mark only 9 flats over 3 floors.
Landings about 18sq m but no stairs to do as these are not carpet.
I usually get 2 to do at once and charge £75 a block so £150, start at 9.30 and I'm done by 1pm and that's not rushing.
I get a key for the electric box which are on each floor where there is a power point and take 2 x 25 litre water holders.
I bonnet them by the way and usually do them on a Friday, gives me long w/e to get away to coast.

Sorry for late reply.   

Obviously if landings are bigger then price will reflect this.

I'd work on a round figure mate. When putting quote in you can add " this price reflects the size of landings and degree of soiling/staining" when I put price in I follow up around 10 days later, gently , like how was the price received by so and so block?? Then from answer you will get a feel for the job. As in was it too high, or any other objection. You can always knock some money off at this stage if you feel it may get you the job. Good luck. But I'd say your pricing is right. Things to look for are electricity supply. Some have none, some in cupboard, some have sockets with key and newer blocks have a funny socket that you need a adaptor plug to put in. Also is there a water source, outside tap.

I use fusion clean or environ at the moment... More environ than fusion..

Fusion clean isnt an encap.
It is a bonnet cleaner with copolymer protector.

Environ is and Encap with a peroxide booster but no protector.
Its a great product. Used it on a house the other day through my PFX extractor at 1:128 with amazing results.

Its not my understanding from the manufacturer.

It is polymer based however so I could be wrong.

I always bonnet it off anyhow..

Thanks for all your help. I was actually going to ask for advice on the best chemical used for bonnet cleaning. So this environ can it be used with any rotary machine?? With what pad?? And does it require vacuuming after?
