Commercial Work Contracts Renewed Annually

How can it have a value if its offered for sale?

I`m currently in negotiations,with the cleaner of some work, not the management company yet.

"We`ve had it for 9 years and its always given to us" is what i`m being told but i don`t feel safe buying.

I keep thinking in the current climes anything being renewed in the commercial sector is ripe to being lost to a smoothtalking undercutter.I`m thinking a good rapport means nothing if the member of staff responsible for giving you the work simply leaves.

So i`m hoping some of you chaps out there dealing with this on a regular basis can tell me how it tends to go on in reality.

In all my commercial work I have only got one official signed contract.

I would get an intro to the management company, make them aware that you are buying part of a business, they should be obliging and honor the agreement with the last wc.

not all the world is heartless, i would buy it, sometimes in life you have to make a gamble to make your money.

I am in a battle over £50k at the moment through taking gambles, i may never get my money but this is far outweighed by the money I have made on other business gambles.

That's interesting and pleasing to hear Dave. I probably have a fraction of your work/turnover yet double the official commercial contracts. I thought I was on the low side too.

Appreciate the reply,the vendor showed me the work(previously been subbed out),and i think he was expecting some dough this weekend.I told him no dosh until i`m satisfied the work is mine to resell,meaning a sit down with the management company.Then i`ve said i would get the overdue one`s cleaned this week and then i`ll know  accurately what the work is worth or should be priced at.
Here is one example,a block of flats £165,subbies said it takes 2 of them appx. 1 hr.(was enquiring about a van and by fortune it turned out these were the guys).Sounds good but the windows/frames look dreadful,the whole block needs a first clean! I`m going to have to first clean everything.I reckon its a 3 to 3 1/2 hour job for one man on a maintenance clean.
  One worrying thing is some of the properties they manage have gone bi-monthly and it occured to me this might be a growing trend so if i buy the work thats at monthly now and it progresses to bi-monthly then i`d be paying well over the odds.
So my next question is,"Has anyone found their commercial work changing from monthly to longer intervals?"

They may go bi monthly but you have got a very good opportunity to make yourself invaluable to this firm, then maybe you can push them for more work, my experience is if the residents aren't moaning then the m company will love you for it

Thats definitely where i need to be with this or any management company.I know they have requested gutter cleans that have not been done.Hence my recent questions about gutter vacs and if they can be used as a total solution at height.I`m on the MEWPS first thing Monday morning,3a,3b and 1b.
