 i currently use texatherm with there products and wool bonnets for my LM method.

 I have a shed load of empty offices coming up all floor tiles with traffic lines and dust, no heavy soiling or stains apart from odd coffees spill so will have a lad on a spotter doing the stains and tex the rest.

 However i only have 30 pads at the minute and at a tenner each its pricey to tool up with more. makes it difficult as you have to start washing pads out in the sink after an hour or two.

 i read a thread on here a few months ago about microfibre pads, having three buckets on the go one for washing pads out.

 i think it said you can do a lot of sqaure meters with just a few pads. which would be great for a lot of reasons. not least of which is the saving in buying another 30-50 pads.

 does anyone this method and could let me know pads they use and what chems for the buckets etc.

I'm a little confused as to why people prefer to bonnet clean commercial carpet tiles instead of encapping them. The chemicals available for encap offer fantastic results, and using pads instead of bonnets makes it so much less hassle and quicker.

Has anyone got feedback as to what benefits bonneting offers over encap?

Let's be honest about it, at least with bonneting you are removing some of the dirt, encapping is just hiding it. It might be quicker and have better visual results ( but that's is debatable) but you are not cleaning the carpet.

I use microfibre pads from Solutions along with their Fusion Clean.
This is in a railway maintenance office above New Street station in Brum, and it gets really bad in one end.
There is around 450 sq mts and two of us with 4 pads do it in 4 1/2 to 5 hours.
Equipment needed is a double bucket mop wringer and a larger bucket. I have a plastic box around 2 ft sq. This I have on a flat trolley. One bucket of the double set up has cleaning solution in it. The other is for collecting dirty water.
The floor is presprayed in sections and must not dry out. 15-20 sq mts max at a time.
The first pad is dunked in the solution bucket and very lightly wrung out, then used on the floor. When one side is dirty it is turned over and reused. One pad will do from 5 to 15 sq mts per side.
It is then put in the soak tank of plain water to soak.
When the next pad is needed on the floor the pad that is soaking is well wrung out with the mop wringer on the dirty bucket then dunked in the cleaning solution and lightly wrung out.
The pads in the soak bucket are rotated, the next pad being taken from the bottom.
This method works very well with two rotaries and if there is a third person to prespray and do the pads it is more than twice as quick as two operators.
It does not take long for the soak water to get dirty and need changing. The dirty wrung water is dumped as it is pretty gruesome.

I hope you can follow that lot!! It is easy when you have done it a couple of times.

That’s 20 more than me and I don’t use any type of wringer bucket, my method pre-spray with some type of advanced liquid technology then 3M tan floor pad (may change to white on delicates) do use microfibre pads though to dry it off and get some of the dirt out. 

Will be buying more MF pads just got the OK on 51/2K sqm it’s an investment

Don't you mean PROFITABLE ?

After all a commercial client needs it too LOOK clean first and foremost.

The reality is even with the deepest clean in the world commercial tiles will need attention again in anything from 2 to 6 months. Just the same as they do with an Encap clean.
