agreement for sale of business

After a tough decision to sell the rest of my business,the buyer has requested that he can pay half up front and the remainder in three equal installments.I am not adverse to this but was just wondering what precautions could be taken to make sure that the final payments are adhered to?
Any thoughts please would be appreciated along with experiances of similar transactions.

I would be very weary of payments by installments, if they really want the work they should pay the full asking price !

My old dad used to say that  " a gentlemans word is as good as his bond, but dont just take his word, take his bond as well ".
