Any Landlord should have an inventory done on properties itemising condition of property on pre letting or day of tenancy.
This is fairly detailed and should include photos of damage to property.. Any disputes of property pr rented or post rented end of Tenancy disputes by landlord, Tenant or Letting Agency..
This is usually done on day of departure with Letting Agent, Landlord and Inventory Clerk if they use one..
If deposit goes too ombudsman a Inventory will be required dated, signed and preferably witnessed.
