whats this mean?

I am looking at bigger units, details of one I'm interested in has been emailed to me, not wanting to sound a bit thick but what does this line mean.....

'The owners are happy to give a twelve month licence with a rolling one month break clause after an initial 6 month occupation......

I know the last bit but what is a 'licence' is it another way of saying 'lease'

I believe that they are offering a licence as opposed to a tenancy agreement. I would check it out Mike but basically if it is a licence and not a tenancy they have all the rights and you have none...
ie they could give you notice to leave at very short notice or up the rent on demand etc..
As I say I should check it out very thoroughly...

hector been doing some research and you are correct it gives limited rights compared to a tenancy agreement.

 but they are guaranteeing a years let then rolling on with 1 months notice of termination, which isn't that bad
