Town houses

would 22 foot (reach of 26 foot) be good enof for 2nd floor town houses i picked up about 10... and my extel 30 foot almost killed me i was thinking of calling gardiners paying extra for a 22 footer rather then the 18 which i am still waiting for.

just get the 27ft clx and take the bottom section off then you will always have it when you need it, i use a complete 27ft clx every day, and  having the extra few feet really helps sometimes.

Might be a bit of a stretch if the ground falls away or if the dormer is set back in the roof,

slx 25 reaches without any problems.

it's always worth going for the extra length if you can afford it

you can always splice the ladder with one of your other ladders,  and tie your scrim round the rung thats what you use to do.
