I have a builders clean of some flats in Huntingdon area, anybody interested?

a bit off topic but is builders cleans good money? it's something i'm yet to go into simply because i was scared away when i first started that i'd get blamed for damaging something and also being way under priced. confident now we can easily do this if good money is there

Margins are very tight (more now than ever) and standards / conditions etc. vary from builder to builder.

This is aside from the fact that the housing market is still struggling to get back on track.

Finally, we are established build cleaners and even now getting new sites is bloomin difficult. On a couple of occasions recently we quoted lower than we should (for good reasons), but we were still undercut by 12% on one and 20% on another. I have no idea how these prices are possible but it highlights how desperate some companies are for the work.

In short this is a hard nut to crack.

i have generally found builders cleans to be among the most stressful thankless tasks ever undertaken, the site managers are usually under the cosh and have a tendancy to make it your problem,there are frequent re-cleans to areas due to trades not being controlled properly and loads of snagging issues, trouble is, in their eyes, no matter how early they brought you in or how many times people have trampled crap through the areas, not to mention the times they cancel you off due to poor planning, if they find dust then you hane,nt done your job properly and its only cleaning.
the sad thing is that this is nationals as well as small builders im talking about

Nail on the head, especially after the day I've had!!

The problem now being that I have to go remind myself WHY we got into this............

Yes you are right about the low cost that you have to go to, to get the work. I know its hard. On average I would say providing you are a well organised team, and have agreements in place prior to setting foot in the building(s) that you are to clean you can easily undercut the competition.

We go in low, I wont say what prices. But we earn out of them very well. But we undercut to get the job. I dont mind admitting that. I am afraid that is the commercial world. Its driven on price.

If you are cleaning areas that you already cleaned then you are not organised and are wasting valuable time. Get an agreement in place.

Its a case of  turnover, cashflow, providing work, opportunities and expansion. I dont agree on the "Shows how desperate we are".

We have work comming out of our ears from window cleaning, carpet cleaning, office cleaning, IT Cleaning, EOT Cleaning the list is endless. We work on volume. So you have to go in low and provide a top quality clean every time.

We just carpet cleaned a school and nursery. total 3 days work. Day and night. But we only won it by beating the price of the competitiors. We know this how? By talking to the client. Even though we were the most professional company to come out and quote we had to lower the price.

Now the opportunity we now have is the window cleaning of the school. They said we did a fantastic job and asked if we would be interested in doing the windows. They already have a window cleaner. But his work is poor to say the least. We took pictures of how he left the windows. So you see there can be good reasons why to go in low.

We were only asked the other day about our EOT cleans, By one letting agent "How on earth can you go so low and provide such a quality clean" The price included carpet cleaning, and cleaning of the entire 3 bed house. He said you must pay your staff peanuts. We said no, we just dont want you looking else where. He replied we certainly wont go else where. Now what that does is ensure we have the work and its regular. We still earn out of it and have a tidy profit. No point if you dont earn and have a tidy profit is there...?

However that is not to say we take all jobs. We cant. If the price is too rediculous then it goes to the competition.

we are doing nicely out of builders cleans at the moment, and have just won some nice commercial work, i totally agree with you comments,

you have to make sure that you have all bases covered when you carry out a site visit,
and then when you tender,
make sure that aeverything you want to say is detailed in the response, ie revisis costs, cancelled visit costs.  you need to show the client that you are professional, and that that you are running a business just as muxh as they are.

make sure that you are talking to the Qs and the site managers, even talk to the other trades on site, ask them when they will be finished in the plot, then if this contradicts the site agent, bring it up with them, "why do you want us in plot xxx tomorrow the painters dont finish till the day after?" may often get the response -- good point best do that one in two days time then.

We do lot of builders cleans too and share the frustrations you have described

But I don't agree with advising the gaffer when to arrive on site it's his/her job and you should just do what they want after all tats how to make a profit

Extras, an extra is chargeable for all additional work ie if you have already cleaned a bathroom then the plumber painter or whoever makes a mess you charge for doing this "extra" work.

Snagging is where the money is just ask the painters,why do you think there is always so much of a snagging list?

Maybe you guys are just working to whatever price you agreed for the job but that is a once cleaned price so once you have cleaned it once if there is any mess made again you charge again.

I understand your frustrations of " I have just washed that and look it's already dirty again" but its not about I have gist done that and being annoyed it is oh well I have just done that got paid and I will do it again and paid again

Standard practice and if the gaffer brings you in too early and you have to redo (extras) great it's more money.

What would you do if you had just washed someones windows and then a huge cloud of dust from a local tip blew over and made them all dirty again? Would you do them again for free or would you charge?

Builders cleans great work, steady work when you win a whole new scheme going up, great banter with other trades,great advert by word of mouth of trades,work inside so weather doesn't matter............

Oh and NEVER go in low, that's how other so called dust n wipers compete price will show how good you are

If i offered you a van with full system for £2000 what would you think? Why so cheap?

Or if I offered you the same van and system for £10,000 would you think it sounded in better nick? If you had the money (and the builders do) which would you want to buy, cheap or quality?
