Help with pricing hotel cleans

Hi Guys,

Wondered if any of you could help I am working on a quotation for a hotel based in Margate by the seaside. There is more cleaning to follow at a later date but its not quite finished yet...

We will be quoting on the windows and other stuff... but thats the easy part.

I would be basing my prices on how we clean offices etc, not use to pricing hotel cleaning so I am not sure if they require a more economical price.

They require a monthly clean of all the rooms as in bedrooms and a fourtnightly clean of all of the common areas on the first floor.

I will try and give some details,

85 bedrooms on 2 floors

7 meeting rooms

2 large ball rooms -  1 covered in tables

1 bar area and dance area

hallways

Kitchen areas x 3

it is about 9000 square feet in total. I dont think you can just say 2000 square feet per hour as that makes it too easy. There are 85 bedrooms each with toilets, sink, kitchen require cleaning but are in mint condition so no grease to clean just a wipe over.

Im just checking that, as I dont know Margate that well.

Just checked and No it not... well its about 20 minutes walk if that means anything.

Hi dave

this is going to sound very complicated, but in my former life as a hotel ops manager we used to work on 1.1% of revenue per room to budget for deep cleaning.

i will try and simplify this, for instance if 85 rooms were occupied for 5 nights per week, 52 weeks per year, at 50.00 per room it would have been budgeted as follows.

85 x 5 nights x 52 = 22100 lets per year.

22100 x £50.00 = £1,105,000

£1,105,000 - of which 1.1% equates to £12,155

£12,155 divided by your 12 visits for the rooms = £1013.00

This gives you about 12.00 per room

hope this helps a little, I worked for stakis and hilton for 5 years and this is how we set our budgets.

labour rates are £6.00 p/h locally

Theres only a couple of places that spring to mind that may fit the description as the Butlins are now demolished and as the tourists decline the immigrants have filled the holes. Do a visit to make sure it is a hotel and not full of immigrants as they don't live as I think they should - I do a fair share of drains in Margate. If they can flush the rubbish they do - it saves carrying down the stairs ! If its 20 mins walk from the station then it will be in Cliftonville or Westgate.

Hi Barbara,

We have a couple of websites. Thats it as far as advertising goes. We don't waste money in yellow pages or Thompson any more.

We have been trading for about 15 years in total. First as a sole trader part time, then then a couple of years took on my first member of staff, we managed to get a few more clients by feeling our way in the dark..A few years ago the wife gave up her job and came to help run the company as well and then changed over to a Ltd company for about 8 - 10 years.

A few more years passed by and all of a sudden we have about 40 cleaners and VAT registered.

We do work closely with other cleaning companies and exchange work or even sub work visa versa.  But I would say that we get alot of our enquiries from the contacts we have built up, people leave companies and go to other companies in a similar sector and then telephone us to say we moved over to such and such and could we come down to see them as they have a specification they would like us to inspect.

Then not only do we have our foot in the door with a new company but we have the old company as well. Alot now is also recomendations

Our operatings vary from office cleaning, EOT cleans to one off, carpet cleaning, Window cleaning traditional and WFP Systems.

Although we have a small warehouse we actually trade from home. I hate the hectic travel to office and back home again.

Winning the work is easy, you have to show the client you can deliver what they want and that you have the funds, turnover to cope with large jobs and the man power and beable to deliver at the right price.

Now as mike mahoney kindly pointed out some valuable information for us, without that inside knowledge I doubt I would have stood a chance. I know I might not get the work but I certainly will get a chance to have a 2nd meeting with them.

I know from the site visit we stand a small chance as we could offer them more services than most of the cleaning companies that attended earlier to quote as they kindly informed us of this.

There is not a real secret that I know of in gaining work or making a real success of a business. Even now I have been working early morning and late evenings hopefully that will be coming to an end as we have just taken on 3 more staff they start next week.

If I knew it all I certainly wouldnt be comming to the forum and asking for advice. I think its time for me to have a morning coffee.... Kopi Luwak my favourite cup of coffee.

Hi Mike,

We sent it off on Tuesday. We don't generally hear anything for a week. If we have not heard anything we then at the end of the week will telephone. At that point we normally get a second meeting. But we may not.

Ill let you know if we have heard anything next week.
