Office Cleaners - Difficult Customers!

We have had a client for 5 months exactly.

Now I know it cuts both ways we have to do a good job but how far do you go?

We gave over all probably 60 hours extra than what was contracted for.

Not because we under estimated the time required but to show willing, good faith and bring the offices up to standard to what was achievable considering the state of the building.

We buffed the floor about 4 times, this took on avaerage 6 hours each time (Downstairs only) the actual state of the floors were beyond care. Lots of tape held down the tiles, cracked and bits missing.

Also what we beleive to be glue that was used to lay the tiles originally every where.

The kitchen work tops are stained, burnt... you need to see it to actually beleive it. We knew it was going to be hard to do so it was not that we were not prepared.

We pointed all this out at the begining of the site survey.  so the building in parts were shabby and needed to be replaced so its no showroom.

They complained about the actual cleaning, unbelievable!

They were late payers we even suspended the service once until they paid.

Until last last week we ended the contract ourselves. Due to one of their office staff members being unable to to show basic level courtesy towards a member of our staff.

I was only a little way behind in the corridor so I could see what was happening. Our cleaner was cleaning the stairs top to bottom and was only half way down, signs out - closing off stairs. The cleaner was working hard to be fair as the stair they have are in awful condition.

Their staff spoke to our cleaner loudly, and belittleing, complaining about the stairs had not been done correctly, even though they had not been finished.

So I interveined, and spoke to them immediately and ended the contract. I said even though  my staff are cleaners, they are still human beings and need to be treated with respect.

We have transfered the cleaner to one of our other many contracts. He was not at fault in any way.

I informed them that the complaints procedure needs to be followed etc. we gathered our tools, machines and walked away. There were other incidents like this.. but I think you have to know when to call it quits!

I did offer that we could cover for 30 days so they could find alternative cover. But I stressed this would only be done if invoices would be paid immediately.

Im not worried about losing the monies, I dont think I will. They will pay what is outstanding.  I just cant believe that some office staff treat cleaners this badly.

We have many many clients and this is the only one that has ever been a bad place to work. Even some of their office staff have said its terrible here. The main person who took us on left... in a hurry and had only been there a few months prior t us.

hi Dave

obviously this was a day office clean?

if so can i ask why they wouldnt give you a key so that you could access the propoerty after the end of the day, being a whole lot easier to clean with their staff around ?

cleaning buildings that are showing signs of wear and tear is always a problem, and i always over stress to clients what is and what isnt achievable at the outset on those types of properties.

but i think that sometimes they do think that as you wipe down doors and woodwork, it magically repaints the surfaces at the same time.

Hi Martin,

We did honestly over stress in writting about the condition of the building will effect the cleaning.

There was no point in having a key as it was a 24 hours a day place, all in shifts. So did not matter day or night. They were always there. It was part office and part warehouse.

And yes they seemed to think that if we wiped the doors they would magically repaint.

It was stressful, to be honest I am pleased we walked away.

Hi Dave

Sounds like you have made the right decision.  Sometimes clients just aren't worth the hassle and you have to walk away, or kill them!

We had one office hours clean when we first started that we went to twice a week.  The staff were miserable.  The office manager finished at 3pm but her 'assistant', a 20something girl, used to report back to her if she thought we had missed anything.

As an example, one visit I washed down the fronts of a whole wall full of filing cabinets while she watched and the feedback from the office manager was that we hadn't dusted the skirting boards.  Even though they'd been done 3 days previous!

Anyway, the last straw was similar to yours in that one of the directors when asked if it was ok to hoover his office shouted at one of my team in front of an office full of people, saying "of course you can bl**dy hoover, its your job isn't it!"  The poor woman was mortified and was in tears when she told me about it.  I rang the office manager to complain and two days later they gave us notice saying we were doing a rubbish job.   

And do you know what, the two ladies who were doing it both cheered because they hated going because the staff were so rude.

I just think that people who work in offices are generally miserable anyway and like to pass it on.  Certainly, this particular clients offices were like a morgue.

 You  have my sympathy Dave, i recently terminated a contract . Client kept complaining that we weren't cleaning a particular corridor.

This was the case but unfortunately the corridor was always locked and for some unfathomable reason the key for the door was kept in the clients safe.

luckily i haven't had to experience any commercial customers like this yet. i hope when i do I'm prepared enough to show that we don't need them and instead they "need" us as the building is in a state etc.

there is a few domestic customers I'd gladly get rid of though but don't feel confident enough to say we no longer want to clean for you. maybe one day soon they'll be gone as i hate it when the week quickly comes around and we're doing their property again.

Hi lads and ladettes,

Its nice to see that I am not the only one. Actually thats the first client ever that I have just ended a contract with like that.

I had to look at it like this, if my staff are not happy they wont work well for me. Most of my staff are extrremely hard working. I have found some good staff, and replacing them is far harder then gaining another contract.

Its been a few days and my staff have said they appreciated me sticking up for them, plus they are pleased they dont need to go back.

I am sure you will be in a position soon to turn customers away. We are over run with work, and I have had to actually turn work away as we just cant fit it all in.

Its not all office cleaning, we clean carpets, we window clean using WFP systems and traditional.

I have taken on a couple more staff last week and still finding it hard to cope.  But hay, im not moaning honest. Im pleased we have the work. Let hope it continues.

fantastic piec eof work for your workers you done there. you stood up for them and proved money isn't everything and like people to be treated ina nic emanner. you can't buy that kind of stuff mate.

superb. bet yer workers were so happy and proud when you done that.

Yes I think the word is spreading around... I keep being told how wonderful that was by the staff. They definately appreciated it. I know as I recieved a food hamper this morning.....

will be remembered for a very long time. i have managed people and if you treat the workers well and not just number sthey will work for you and do that little bit extra to help you. it works both ways.

also i bet you felt great telling them to GTF
