EA keeping desposit as not their cleaners
« on: May 08, 2010, 10:33:11 pm »
anyone ever experienced this? happened once before but just happened again last week. estate agents didn't like that their cleaners weren't used to clean the property by the tenant and instead us, so have said they'll be keeping a lot of the tenants deposit to have it cleaned again and there is nothing they can do about this.

i said to the tenants that we cleaned for that we're happy to correct any wrongs if there is any but they said the EA wont allow it.

wondered if this is usual with eot cleans and what, if anything, the tenant can do to get the deposit back?

Hey,

Just tell your customers to look through their contract, many EA include a cleaning fee in their contract. This is to keep the standards of the property and also they make money this way, i know many charge in the region of 80-120 pounds even if it's clean, as i said again this is to ensure that the property is in the same condition as when it was firts let to the tenant.

If there is such a clause, then tenant will have to pay it because thats what they have signed to.  :-[

hope this helps,

Different story but same result, you often get a cleaning charge added on at the end of a vehicle lease. Its just a sneaky extra.

hi there

the rules on this were tightened up a few years ago, as a lot of tenants were losing deposits for very spurious reasons.

and therefore now the agent has to have a good reason for retaining the deposit.

i would suggest that the tenant kick up about it.

Hi

As stated LA's (EA's) ca charge an admin fee for calling out contractors, I work for one where the lA charges a £35 fee for calling out any contractor.

They have to check their lease agreement.
