Buying a Round - documents?

I am in the process of buying some more work locally. I'm going to pay 2/3 payment up front with the other 1/3 after the first clean. I've visited a few of the custies and everything seems in order.

I will be requiring a receipt and will be producing a document that we both need to sign to cover him selling the work to me with the payment conditions. It will also contain a paragraph on him not selling to anyone else or canvassing the area again.

Question: Is there anything else I need to put in this document?

makes me laugh around here we all trust each other never no paperwork and never heard of anyone being ripped off
