Communal clean

Hi
I have been asked to clean the communal areas in a retirement block of flats. There are three stair wells two flights and roughly 200 mtrs of hallway two meters wide.
The carpet is a hard wearing loop type which doesn’t look to bad considering its about twenty years old must have been cleaned regularly.
What chemical would you use and how much would you charge?
I have a 400 psi Ninja would I be better of with a bonnet clean?
Your help would be great

Fred, dont forget the health and safety aspect,
lots of ageing legs, zimmer frames etc,
you will need plenty of signs.
Best to post thru letters to the residents,
you might pick-up extra work
Personally i would bonnet clean in about 5-7 hours tops.

Forgot to say a heavyduty microsplitter, for synthetic carpets,
i find works best on this carpet.

Hi, My opinion, is that wherever possible I would Extraction Clean, particulalry as you want to kill as many of thos bugs and extract as much dust as possible. As mentioned lots of wet floor signs etc should make this fine. Only issue is if they have any marble floor/shiny surfaces anywhere, clearly you don't want any slips. Just My opinion, but I don't reckon bonnet cleans are anywhere near as good, and communal areas do take a lot of dirt. Have Fun

Chances are the carpets will be polyprop so i would pre-spray with ultrapac renovate and rinse with Double clean,
Its hard to tell you how much to charge we all have different rates, work out how long the job will take x your hourly rate.

H&S more or less covered is your machines in need of a pat test?
What chem. have got (pureclean/UM)? No then I would use what you normally use!
Can’t advise on price as I sometimes get other cc to help on this type of work and pay them pittance (that’s what they wanted)

I do quite alot of this type of work. Stairs i would charge at £3.60 per step and £3.80sqm on the carpet cleaning. Do it with HWE method using PC Powerburst.
