   any one else experiencing this at the moment we are having to give discounts on  contract prices to all the big home builders .Things looking really tight .

  The big home builders are notorious for requesting/telling you they want a discount because things are tight, if you have a contract with them and are brave stick to your guns.
   Otherwise offer the discount but insist the discount is only available if payment is received within 14 days, with the original contract price being payable after that.
