Letting agents

I would like to contact all the local letting agents to try & pick up EOT cleans. From your experience what is the best way, call them or send letters?

I personally would go into their office, and be in a position to sell yourself, instead of having them looking at a letter.

Hi I delivered some flyers to letting agents the other day, some seemed fairly interested so will just have to wait & see, I believe their a hard bunch to crack!

They have all got their pet cleaning firms already. You can only hope to get on their books if you are cheaper, more reliable, available at short notice.

I find the smaller firms better. We got the cleaning contracts for a larger firm who basically owned us for a while and then dumped us without a phone call for someone cheaper.

To approach them, its best to put on your cleaners uniform with the comapny name on, if you have such a thing, ask to speak to the letting managers, tell them about yourself and leave your details (leaflet/letter/card etc).

You will get a good reception from mostly everyone, but don't translate that as being on the books. They are always on the lookout for cleaning companies, but tend to look at costs. Some might ask you for your menu of costs.

You also need to be able to clean to an inventory check-out standard.

Don't expect the phone to ring straight away. You are more likely to to get a call if a their cleaners are fully booked/let them down/or need it yesterday.

Follow up with a courtesy phone call to see what your chances are.

I've done this a few times. I spend a day every so often going round all the letting agents in a town. Sometimes you get one - sometimes you get none.

You need to go in to see them for a variety of reasons (especially to find out who their decision-maker is) but you need to talk to them to find out what they need, what they have got, and what bugs them.

Same for us Martin.

Spoke to one of my clients last week and he said it was because of the change in the laws with tenants deposits.

some of that i agree with some of it i dont............we are not the cheapest cleaning firm in our area by a long way but we do compete  ;) ;)

we have worked very hard with the letting agencys in our area to provide the thing that they need most for there clients/landlords. quality service at a reasonable price for all concerned ....tennants/landlords and letting agents.
they trust US and we TRUST them.........the thing is its a small world and most of the agents in your area do talk to each other so if a cleaning company/plumber/general builder/painter get a good reputation you will find that firm are used by a lot of the same letting agencys. the trick is to get one on board do a bloody good job at a competive rate and hopefully the rest will come to you  ;) ;) we are  at capacity at the moment for the 5 cleaners we have out every day and by saturday this week we will have done 6 eot cleans .......1 builders clean ......3 communal cleans......6 office cleans some daily some weekly plus a repaint on a 4 bed rental property

1 other thing to be aware of is some agencys take a % off you a bit like a finders fee beaware that they may take say 10% of your invoice + vat just make sure of the terms and conditions before you lift a finger  ;) ;) nothing happens over night it takes time to build up.

very slow in reading at the moment, just thought it was dec and jan holidays but has not picked up yet....i'm going mad!!
with regards to getting agents i found that once you have a couple on board you can use those to your advantage, possibly getting referrals from other agents.
to be a successful end ot tenancy cleaner you must be
reliable
very thorough
efficient
price reasonably
sort any problem asap
flexible

I just sent out 30 letters to local agents last week.

Nothing too wordy, just what we did, and what were the benefits for them in using us.

Also used some quality paper and envelopes...promote professionalism.

Already had 2 firms aking for more info, and 1 job booked.

Gonna go and send out some more now.
