Hi there,

Just wondering how you cleaners who do builders cleans market yourselves, do you approach local contractors, send them leaflets etc or do you wait for the phone to ring?

There are so many houses getting built theses days by different building contractors and im just wondering would it be good idea to contact the companies direct?

Also, how do you go about getting cleans for housing associations?

Any help most appreciated.

hi there

re builder celans, you need to approach the surveying dept t get yourself added to the list, at that pint they ,may well send u a business and helath and safety questionnaire t cmplete. once completed it is scored, score high enough then you are added to the list.

at that point you will receive a tender pack from them regarding a future development, for you to complete and see if you are successful.

Hi ya proclene, it's pro-clean 

we've been carrying out work for housing associations for approximately 17 years, we mainly clean out the xtreme side of it, this can involve bio-cleans, drug related property's and some real nutsty property's

initially we dropped leaflets and picked up work that way now days we hardly have to advertise at all and we carry out this work for councils, public health, environmental, housing ass etc

As for housing associations u would normally have to go on their contractors list, unfortunately most housing ass from our experience leave it down to the maintenance/building contractors to carry out the cleaning work, not that they've got a clue of what their doing .

My suggestion would be to contact the maintanence dept by letter/brocheur etc and possibly follow it up with a phone call, offering sommit more than what their builders can do, especially the health and safety side of things cos they like health and safety and the fact that ur cleaning products and methods would eridicate things such as e-coli, hepitatias, etc.

but take into consideration many housing ass will simply see this as an extra service/cost

as for working for the builders direct in my experience forget it they will have u doing the above work for the minimum wage and payment is a massive problem, where as if u do manage to get on the housing contracting list ur guranteed payment within 28 days

due to our experience of hands on work we also carry out drug/health awareness speeches for housing officers etc

we used to do a lot of work for builders cleans and set up all the H&S policy docs, coshh assessments, risk assessments and method statements, then got 10 staff CSCS accredited, and the company became CIS registered for TAX. We picked up over two years loads of work then stopped all builders cleaning work 12 months ago, the reason we are still awaiting payments. Builders are notoriously bad payers, the QA departments will send out orders with Terms on the back referring to the builders Standard Terms, all of which will state that they will withhold and set aside money without notice. You may not get paid for any additional works asked of you on site and if they owe you money they will not offer any other work if you get your solicitors to chase the debt. This is my experience only there may be good builders out there but I have yet to find an ethical one who pays promptly and appreciates the efforts you make at short notice... Good Luck Geoff
