Alert!!!!Don't alway believe your client.

 Today I got a call from a client requesting a clean for a 1 bedroom first  floor flat.  He said he wanted us to remove the furnitures then do a clean;  everything must go except the carpets and white goods and that the last tenant has left it in a bit of a mess.   He said he is looking for this job to be no more that £450.  We'll I thought we were on to a nice little earner for approx 3-4 hours work.  Got there with 3 other workers gave one the key and returned to the van to unload some of the equipment.  As I open the van door I saw the workers running out the building.    One said she knew this was a bad one when they first noticed the smell and on fighting to open the front door they were met with  mess everywhere on the floor, walls,  I mean urine, sh**, food, clothes etc.....  and as they walked in they noticed bugs crawling all over there shoes and up their legs and legged it.  The place was riddled with infestation.  One worker actually vomited.    :o

I called the client for more information and that's when he disclosed that he thought the problem had been rectified because he had pest control in the property last week plus he had another cleaner in there but they did not do a good job.  Do you think you could do this he said for £450.    Without thinking and not wanting to disappoint a regular client and the fear for loosing my temper I said I'll call him back tomorrow with a quote. 

Take heed ....never believe everything your client tells you without seeing it first no matter how well you know them.

Any tips on pricing such a job???????

I'd do it for £1k .

If he wanted it done he'd pay it.

staff would clean it for 150 a day

Hi

1 Bed flat in that state £850-1000 and client provides the skip/s.

Spray the entire place with Stay Kill and leave for 24 hours. It is a powerful anti bacteriacide, then go in suited and booted (bio suits)

Personally I never believe a word they say and learnt lessons such as yours very early on and I'm still learning to this day. I never but never quote a job without seeing a job first although I if you look at my other post (tips on builders clean please) you'll see that although I went out to look at the job, I should have gone back to see it again once the builders have left and done their clean (as recommended by good old cleaning god Martin). He's right and it's due to naivety but as I said I'm still learning nearly a year on. I've now written to them stating that I agree to do the work on the condition that all builders debris is cleared from the site and that all flooring is completed (no loose fittings or uneven surfaces) before commencement.

This is our main stream of work environmental cleans, we carry this out for Housing ass, Insurance, Councils and Public health and the price varies between the clients that we work for, Insurance normally being the higher pay out, but  as an average run for a 1 bedroom property over this side of the water in wales we would charge in the region of £600 for the clean for 3 cleaners per day and £150 per van load of waste (transit size van) this would normally take a day and half at an average cost of £1050 this is priced on regular contracts, as i said insurance r one off every so often and you can add an extra £500 on to the bill

one thing i would caution u any fumigation spray that is sprayed down prior to u cleaning/clearing the property is considered saftely applied once u start lifting the carpets and furniture u'r coming into direct close contact with the pesticide long term effects of this can b quite dangerous, we never have propertys fumigated before we clear them for the above reasons, a few flee bites r all part of the job, as said above overalls and boots as well as masks and gloves, any how a property that has been fumigated will only kill the initial flees, vibration and heat will activacate the rest of the flee cycle thats y a good fumigator perfers to carry out his work after we've been in and not before, although we do spray through with a strong disinfectant before work comences such as activ8.

Hi Pro-clean

How did you take the jump between normal cleanign and environmetal? Do you use specila suits, gloves , cleanign products etc? Did you go on a course or teach yourself?
I think its an area that is not really serviced where I live.

We started this type of work about 20 years ago at that time we would of probley of just used a mask and marigolds, since then we use a range of masks, gloves, shoe covers, suits and breathing apparatus.
Cleaning materials have evolved their is a range of products on the market, haven't really got time to go into detail at the moment but we also set up a needle search (sharps) for drug related property's and we run a 100% non return rate on propertys it's something that we r really proud of.

We also carry out speeches on drug awareness for housing officers, property management etc as for training floods, trauma, sharp containment a company such as Bicsc and the national flood school  r the way forward  :)
